Packed boxes in a California hallway — a calendar-driven move, not a promised close date

How do I sell my Echo Park house when I'm relocating?

Decide whether to sell before you move or after, set up remote signing and a local contact for vendors, and keep a vacant house maintained, including brush clearance if the fire zone applies. I handle showings, vendors and offers while you are away, and escrow can arrange signing where you live.

What is the order of steps when relocating from Echo Park?

  1. Set the move date and whether you sell before or after it.
  2. Ask escrow about remote or mobile notary signing.
  3. Arrange keys, insurance and utilities for a vacant house.
  4. Schedule repairs, cleaning and staging before you leave if you can.
  5. List, review offers by video call and e-sign.
  6. Close and forward mail.

What upkeep does a vacant Echo Park house need?

  • Year-round brush clearance if the zone applies. Parts of Echo Park are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Inside the zone, LAFD requires clearance within 200 feet of structures; it is a year-round responsibility, not a seasonal one.
  • Red Flag parking awareness for vendors. Some hillside streets have posted Red Flag No Parking signs; on declared Red Flag Days, cars parked there are towed.
  • Regular checks for leaks, mail and landscaping.
  • Locks and alarm codes shared only with people you choose.

What should out-of-town buyers know about Echo Park?

Echo Park is a neighborhood of the City of Los Angeles, not a separate city. Its neighborhood council was certified on April 16, 2002, and the area is in the City's Silver Lake–Echo Park–Elysian Valley Community Plan, last updated in 2004. A ZIMAS report shows the zoning, fire zone and any overlays for the house.

How is a relocation sale priced in Echo Park?

From comparable nearby sales, adjusted for condition, access, parking and the outlook. My home review is an opinion of value, not an appraisal.

What does a relocation sale cost?

The usual closing costs, plus any moving or storage costs your employer may or may not cover. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.

LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of November 4, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.

The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

Does a vacant house need brush clearance all year?
If it is in the Very High Fire Hazard Severity Zone, yes. LAFD calls it a year-round responsibility.
Is Echo Park its own city?
