The process

Six steps from value to closing

A request is not a listing. Representation starts only with a written listing agreement.

  1. Step 1: Value

Start with a property-specific review of your address, based on its location, condition, and recent comparable sales.

  2. Step 2: Preparation

Decide what to repair and what to leave, knowing that selling as-is does not waive disclosures when the law requires them.

  3. Step 3: Service

Choose whether to use an agent at all, since an agent is not mandatory and representation starts only with a written listing agreement.

  4. Step 4: Market

If you list, the home is presented and marketed under the terms of the written agreement you sign.

  5. Step 5: Offers

Weigh each written offer on price, terms, and contingencies, and provide the disclosures the law requires whether or not the sale is as-is.

  6. Step 6: Close

After you accept an offer, escrow handles inspections, the remaining disclosures, and the transfer through closing.

Fees apply to the listing side only, and the written listing agreement controls. Signature does not promise a higher price. Compare everything included

Final fees, included services, and any other transaction-related costs are subject to the applicable listing agreement and brokerage terms. The percentages shown are listing-side service fees for the representation described on this page. They do not include selling-side compensation and do not represent total compensation paid to all parties in a transaction.

Seller questions

Straight answers to what sellers ask first.

How much is my house worth in the San Gabriel Valley?
Online estimates often miss renovations, deferred maintenance, and micro-location differences that matter in the San Gabriel Valley. Sidney Manzo can prepare a comparative market analysis (CMA) and discuss pricing strategy; a CMA is not an appraisal or a promised sale price.
What must I disclose in California?
California sellers of many residential one-to-four unit properties must disclose known material facts affecting value or desirability, commonly using forms such as the Transfer Disclosure Statement (TDS) and related documents, plus hazard reports where required — subject to statutory exemptions. As-is sales do not wipe out those duties when they apply. Exactly which forms your San Gabriel Valley transfer needs is a transaction-specific legal question.
Can you give me a net sheet?
Yes — a seller net sheet is an estimated worksheet showing a possible sale price minus mortgage payoff, liens, closing costs, compensation, credits, and other deductions to show estimated net proceeds. It is an estimate, not a promise; final figures come from escrow’s settlement statement. Accurate payoffs require your servicer and title/escrow inputs.
How much will I walk away with?
What you “walk away with” is your net proceeds after the lender is paid, other liens cleared, closing costs and compensation are deducted, and any credits or withholdings are applied. A property-specific net sheet for the San Gabriel Valley is the right tool; no agent can promise a walk-away number before escrow closes.
How is commission handled after the 2024 changes?
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker (Business and Professions Code section 10147.5). In California, an agreement employing a broker to sell real estate for a commission is invalid unless it, or a note or memorandum of it, is in writing and signed by the party to be charged or that party's agent (Civil Code section 1624). Your listing agreement sets out what you will pay your listing broker; any buyer-broker compensation offers are handled under current MLS/practice rules and negotiation, not as a hidden requirement. Exact mechanics for your San Gabriel Valley listing should be reviewed in the forms you sign.
How does listing start?
Listing starts with a consult and CMA, then a written listing agreement with the brokerage authorizing marketing; next come disclosures, photos, MLS entry (when agreed), and showings. A website visit or chat does not create a listing — only a signed agreement with the broker/agent does.
Does requesting a home value list my house?
No. Submitting a home-value review does not authorize a listing, create a listing agreement, or make the home public. Nothing is marketed unless you later choose to list and sign the required documents.
What are the listing-side fees?
The published tiers are Essential 2.5%, Full Service 3%, and Signature 3.5%, calculated on the final selling price. They are listing-side professional service fees only and do not include selling-side (buyer-broker) compensation. The written listing agreement controls.
Do I have to use an agent to sell?
No. An agent is not mandatory in California. Representation starts only when you sign a written listing agreement.
