Privacy Notice

Effective 28 September 2026. Last updated 29 September 2026.

Sidney Manzo (“we”) operates realestateworks.com. This notice is for California residents and other visitors. Sidney Manzo, CA DRE #01108914, licensed in California. Contact: (626) 296-2900, 650 Sierra Madre Villa Avenue #202, Pasadena, CA 91107, or the data-rights request form.

Notice at collection

We collect personal information that you give us on a form, in chat, or when you book a consultation: name, email, telephone if you provide it, property address and inquiry notes, and appointment details. We also collect technical data needed to run the site (IP address in server logs, a consent cookie). Optional analytics load only if you allow them. Concierge Talk, if you start it, uses your microphone and sends audio to our voice provider for that session only.

We use that information to respond to your inquiry, schedule a consultation or showing, keep a studio record, secure the site, and meet legal duties. We do not sell personal information. We do not share it for cross-context behavioral advertising. We do not send it to lead mills.

Categories we collect

  • Identifiers — name, email, telephone, IP address in logs.
  • Customer records — property address, inquiry notes, appointment times.
  • Internet activity — pages requested, cookie choice, concierge messages you send.
  • Audio — microphone audio only when you start Concierge Talk; processed for that live session.
  • Geolocation at city/ZIP level if you type it; we do not collect precise GPS.

We do not collect Social Security numbers, driver’s license numbers, or financial account numbers on this site. Do not send them in chat or forms.

Sources, processors, and purposes

Sources: you, your device, and the service providers below when used.

  • Vercel — website hosting and edge delivery.
  • Neon — PostgreSQL database for inquiries, appointments, and studio records.
  • Resend — transactional and desk email when configured.
  • Google Analytics — aggregate site usage only if you allow analytics cookies.
  • YouTube, Vimeo, and Matterport — embedded media and tours only if you allow media cookies.
  • xAI — concierge chat text replies, and xAI Realtime for Concierge Talk (voice/microphone) when you start Talk.

Purposes: respond to seller or buyer inquiries, book studio appointments, operate the concierge (including Talk when you start it), prevent abuse, and keep records required of a real-estate practice.

Concierge Talk and audio

Typed chat sends the messages you enter to our systems and to xAI to draft a reply. Talk is optional. When you press Talk, your browser asks for microphone permission; audio is streamed to xAI Realtime for that live session so the concierge can hear and speak. End Talk or close the panel to stop. We do not use Talk audio for advertising.

Retention

We retain personal information as long as needed for the purpose collected and for legal, accounting, or dispute obligations. Operational ranges we typically use: inquiry and studio records often remain for up to about 24 months after last meaningful contact unless a transaction or law requires longer; server logs are commonly rotated within about 90 days; cookie choices (localStorage and the rew_consent cookie) are kept for up to 180 days, then you will be asked again.

Sale, share, and sensitive information

We do not sell personal information as defined by the CCPA/CPRA. We do not share it for cross-context behavioral advertising. If you allow analytics cookies, Google Analytics may process usage data as our service provider. You can refuse those cookies. We do not use sensitive personal information to infer characteristics.

Your browser may send a Global Privacy Control (GPC) signal. We treat GPC as a request to keep optional analytics cookies off. On most browsers, GPC also keeps optional media cookies off (essential cookies only for those categories). In the Brave browser, you may still Accept optional media so the muted YouTube tour can load while GPC remains on; analytics stay off under GPC in every browser. Turn GPC off if you want to allow optional analytics on this site.

Your California rights

You may request to know, access, correct, or delete personal information; to opt out of sale or sharing (we do not sell or share); and to limit use of sensitive personal information (we do not use it that way). You may use an authorized agent. We will not discriminate for exercising these rights. We respond within 45 calendar days, or as the statute allows a one-time extension.

Use the data-rights request form, Your Privacy Choices, email unsubscribe, or call (626) 296-2900. We may need to verify the email or telephone used on an inquiry.

Email and telephone

Submitting a form with the required consent lets us email or call about that inquiry. Marketing email, if we send it, includes an unsubscribe link. We do not currently operate a live SMS texting service on this site; SMS consent checkboxes, if shown, record preference only and do not mean texts will be sent until a provider is connected. If you later receive a text from us, reply STOP to opt out or HELP for help. SMS consent is never required for any service.

Cookies

Necessary cookies run the site and remember this notice. Analytics and media cookies load only after you choose them (and not while GPC is on). Manage choices from the footer or the Cookie Notice.

Children

This site is not directed to children under 16.

Equal Housing Opportunity

We do not discriminate on any basis protected by federal, California, or local fair-housing law. See the Fair Housing statement.
