How do I sell my house in El Monte?

An El Monte sale starts with the lot and the neighborhood: a deep Norwood-Cherrylee parcel, a small Arden Village lot and a River East townhome sell against different comparables. Sidney Manzo, in real estate since 1990, prices the address, plans prep and manages escrow. Talk with Sidney.

Steps

What are the steps to sell a house in El Monte?

  1. 1. Price

Ask for a value opinion on your El Monte address based on lot, product type, condition and recent comparable closings, not a citywide median.

  2. 2. Paperwork

Collect permits for additions, garage conversions and accessory units, past reports and disclosure forms.

  3. 3. Agreement

Read the written contract for scope, duration and fee before anything is marketed.

  4. 4. Marketing

Go live with photography, an accurate description and a showing schedule you control.

  5. 5. Negotiation

Weigh each written offer on net proceeds, loan strength, contingency periods and close date.

  6. 6. Escrow

Inspections, appraisal and title clear during escrow, then the deed records with the County.

Fees

What does listing service cost in El Monte?

  • 2.5%Essential
  • 3%Full Service
  • 3.5%Signature

Each tier is listing-side pay set in the written agreement. The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. A larger fee does not mean a larger price.

Local rules

Plain-language notes, not advice. Each item links to its official source, checked October 15, 2026.

Transfer tax

The LA County Registrar-Recorder lists the documentary transfer tax at $1.10 per $1,000 of value (55 cents per $500). Who pays it is set by the purchase contract, and escrow confirms the amount at closing. Source

Neighborhood character

The City's General Plan names six residential neighborhoods (Norwood-Cherrylee, Arden Village, Mountain View, Downtown, Park El Monte and River East) and records the equestrian and agricultural heritage of Norwood-Cherrylee, where deep lots were laid out in the 1920s. Lot size and permitted uses are part of the file. Source

Airport nearby

San Gabriel Valley Airport, the former El Monte Airport, is at 4233 Santa Anita Avenue and borders Arden Village. In real estate since 1990, Sidney Manzo reviews airport-related disclosure questions with each El Monte seller before listing. Source

Market

What is selling in El Monte like?

El Monte is a dense, established city. The Census Bureau counted 109,450 residents in 2020 on 9.56 square miles, and the County lists its incorporation as November 18, 1912. Housing ranges from deep-lot single-family homes to small-lot houses, mobile homes and multiple-family planned developments, so the comparable set depends on the neighborhood and product type.

Neighborhoods

Which El Monte neighborhoods does the City name?

The General Plan names six. Norwood-Cherrylee is single-family homes anchored by Lambert Park, with the 1920s Rurban Homesteads and Wye Street and an equestrian heritage. Arden Village, in the northwest by the Rio Hondo and the airport, has small uniform lots. Mountain View, in the southeast by the San Gabriel River, mixes single-family, multiple-family and mobile homes. Downtown runs from Main Street and the Metrolink station to small-lot streets south of Ramona Boulevard. Park El Monte has curvilinear wide streets of lower-scale homes, and River East is mostly multiple-family planned developments.

Preparation

How should I prepare an El Monte home for sale?

Gather permits first. Additions, garage conversions and back units are common questions from buyers, and an unpermitted room can change the price conversation. On a deep Norwood-Cherrylee lot, document animal-keeping or outbuildings and confirm zoning with the City. Order a pre-listing inspection on an older house to find sewer, roof or electrical items early, then complete disclosures, paint and tidy up before photos.

Timing

How long does an El Monte sale take?

After an offer is accepted, escrow length is set by the contract's loan, appraisal and contingency periods. Inspection findings on older homes can lead to repair requests that add a few days. Allow a few weeks for prep. Time on market varies, and no one can promise it.

Questions

What do El Monte sellers ask most?

What is my El Monte home worth?
An El Monte estimate compares your home with recent sales of similar size, lot and product type nearby, then adjusts for condition and updates. A deep-lot house, a small-lot house and a townhome each follow their own comparables. Sidney Manzo, in real estate since 1990, reviews the sales that fit your address and gives an opinion of likely price. It is not an appraisal.
What do El Monte buyers look for?
Buyers ask about lot size, permits for added rooms, and nearby transit such as the El Monte Metrolink station. Is El Monte a historic place?
Yes. California Historical Landmark No. 975 records El Monte as an early encampment on the Old Spanish Trail and, in the early 1850s, the first settlement in Southern California founded by citizens of the United States. The marker is at Santa Fe Trail Historical Park, Valley Boulevard and Santa Anita Avenue.Source: California Office of Historic Preservation: Historical Landmark No. 975 (El Monte)
What transfer tax applies when I sell in El Monte?
The LA County Registrar-Recorder lists the documentary transfer tax at $1.10 per $1,000 of value (55 cents per $500). Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract. Escrow confirms the figure at closing.Source: LA County Registrar-Recorder: Documentary Transfer Tax (city rates)
Do I need a real estate agent to sell my home in El Monte?
No. Owners may sell on their own in California. Representation starts only with a signed written listing agreement that sets the services, term and fee. Requesting a review of your El Monte address from Sidney, or a call, creates no listing agreement, so you can compare options freely.
