Can a child keep the parent's property tax value?
Sometimes. Proposition 19 lets a child who moves in as a primary residence keep part of the parent's taxable value, within a cap, after filing with the County Assessor. A rental does not qualify. Rules as of October 15, 2026; a California attorney or CPA should review the family's plan.
What if the family rents the house or its back unit?
The heirs take on landlord duties.
