Is a Proposition 19 base-year transfer available?
For an owner 55 or older, yes in many cases: the taxable value of a primary residence can transfer to a replacement anywhere in California, up to three times, if the replacement is bought within two years of the sale. A costlier replacement adds part of the price difference. Rules as of October 15, 2026; the County Assessor and a CPA confirm eligibility.
How is the gain treated federally?
IRS Topic 701 lets a seller exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly, after owning and living in the home for two of the past five years. A deep El Monte lot owned for decades may exceed that; a CPA should run the figures before you price.
What helps a large El Monte lot sell?
A permit history that matches the back unit, garage or outbuildings. (ci.el-monte.ca.us) A clear note of the General Plan neighborhood, since Norwood-Cherrylee's deep lots and equestrian heritage draw a specific buyer. (ci.el-monte.ca.us) The school district for the address, confirmed with the district. (emcsd.org)
