What disclosures still apply to an as-is El Monte sale?
You still owe the Transfer Disclosure Statement, which covers known conditions (Civil Code section 1102 and following), and the Natural Hazard Disclosure, which reports the parcel's mapped zones (Civil Code section 1103.2). As-is changes who pays for repairs, not what must be disclosed. Rules as of October 15, 2026; ask a California attorney about your sale.
Does El Monte still require a city inspection before sale?
The City says that as of June 11, 2025, its real property inspection requirements for residential and commercial properties were approved for removal from the El Monte Municipal Code. Ask the Building Division to confirm the current status for your property before you list.
Which El Monte details set an as-is price?
Unpermitted back units and conversions, which buyers treat as risk. (ci.el-monte.ca.us) Lot type: a deep Norwood-Cherrylee parcel with outbuildings draws different buyers from a small Arden Village lot. (ci.el-monte.ca.us) Older sewer lines and panels on mid-century homes.
