An as-is listing means you are offering the home in its current condition and are not agreeing in advance to make repairs. Buyers may still inspect the property and negotiate repairs, credits or other terms. An as-is sale does not eliminate applicable seller disclosure obligations under California law (Civil Code sections 1102, 1102.2 and 1103). Ask your real estate agent or a California attorney which disclosures apply to your property and circumstances.
What does selling as-is in Echo Park involve?
- Pull the permit record and note any rooms, decks or units that were added without one.
- Order a pre-listing inspection so you know what buyers will find.
- Check the parcel's hazard zones on ZIMAS and EQ Zapp, and order the natural hazard disclosure.
- Order the Residential Property Report, or confirm an exemption.
- Clear brush if the fire zone applies; that is a City requirement, not a repair.
- Price for the condition, using comparable nearby sales.
- Review offers and repair requests with me.
Which Echo Park map checks still matter in an as-is sale?
All of them, because buyers and lenders still ask:
| Check | What the City's maps show for the area | Why it matters |
|---|---|---|
| Hillside Grading Area | Effectively the whole Echo Park NC area | Grading rules for any buyer planning site work |
| Landslide and liquefaction | Mapped over smaller parts of the area | Natural hazard disclosure and inspection scope |
| Very High Fire Hazard Severity Zone | More than half of the area, mostly the hills | Disclosure and year-round brush clearance |
| Historic status | The Angelino Heights HPOZ and individual monuments such as the Foy House (HCM #8) and Old Fire Station #6 (HCM #605) | Added review of exterior work where it applies |
Parts of Echo Park are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Inside that zone, LAFD requires clearance within 200 feet of structures and 10 feet of combustible fences and roadways.
What do inspectors look for in an older Echo Park house?
Foundations, retaining walls, drainage on sloped lots, wiring, plumbing and the stairs and decks on the way to the door. In an as-is sale you choose whether to repair, offer a credit or leave the price to reflect what the inspection finds.
How is an as-is Echo Park house priced?
From comparable nearby sales, adjusted for the condition the inspection shows, plus the climb from the street, parking and the outlook. My home review is an opinion of value, not an appraisal.
What does an as-is sale cost in Echo Park?
The same closing costs as any sale. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of November 4, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

Questions
Echo Park as-is sale questions
- What does as-is mean when selling a house in California?
- You offer the house in its current condition and do not agree in advance to repairs. Buyers can still inspect and negotiate, and disclosure duties still apply.
- Do I still have to give disclosures in an as-is sale?
- Selling as-is does not remove applicable disclosure duties. Ask your agent or a California attorney which apply to your property.
- Can buyers inspect an as-is Echo Park house?
- Yes. Buyers may still inspect and may ask for repairs, credits or other terms.
- Does an as-is sale skip the City's Residential Property Report?
- No. The report is required for most residential sales in the City unless an exception on the LADBS Form 9 applies.
- Is brush clearance a repair I can skip?
- No. If the parcel is in the Very High Fire Hazard Severity Zone, LAFD requires clearance year-round.
- Can I sell an Echo Park house with unpermitted work as-is?
- Yes, but disclose what you know about it. It may affect the price and the buyer's financing.
- Who buys as-is houses in Echo Park?
- Owner-occupants who plan to renovate, builders and investors may all look. A buyer paying without a loan may close sooner.
- Is your home value review an appraisal?
- No. It is my opinion of value from comparable nearby sales and your property's condition.
