What are the real estate steps in an Echo Park 1031 sale?
- Talk with your CPA about whether an exchange fits.
- Choose a qualified intermediary before you accept an offer.
- Check the zoning, units and leases so buyers see the full picture.
- Get my opinion of value from comparable nearby sales.
- List the property and share disclosures and leases with buyers.
- Tell escrow about the exchange so the intermediary's documents are part of closing.
What can City maps tell a buyer about an Echo Park rental?
| Check | What the City shows | Why it matters |
|---|---|---|
| Zoning | R2, RD, R3 and R4 lots appear on City maps for the area | The number of units a lot may allow |
| Rent stabilization | LAHD says the RSO generally applies to units first built on or before October 1, 1978, with exemptions | Whether RSO may cover the units depends on the property; confirm with LAHD |
| Community Design Overlay | The Echo Park CDO covers some commercial frontage | Design review for some exterior work where it applies |
| Hillside rules | Most of the area is in the Hillside Area | Floor-area limits on single-family lots |
What should be ready before an Echo Park rental lists?
- Current leases, rent rolls and deposits.
- The permit record showing legal units.
- The Residential Property Report, ordered early.
- Brush clearance if the fire zone applies. Parts of Echo Park are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow.
- Tenant notice plans for showings, set with your attorney.
How is an Echo Park rental priced?
From comparable nearby sales of similar properties, adjusted for condition, units, access and parking. My home review is an opinion of value, not an appraisal.
What does selling an Echo Park rental cost?
The usual closing costs, plus the intermediary's fees. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of November 4, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
What to bring to your CPA or attorney: the purchase records, depreciation history, the escrow estimate, the intermediary agreement and IRS Form 8824 materials.

- Can I sell an Echo Park rental in a 1031 exchange?
- Possibly, depending on how you hold and use the property. Your CPA decides whether an exchange fits.
- When do I need a qualified intermediary?
- Before the sale closes. Your CPA and the intermediary set up the exchange.
- What are the 1031 deadlines?
- Federal tax rules set the exchange deadlines. Your CPA and intermediary track them for you.
- Does rent stabilization affect selling an Echo Park rental?

- Can tenants stay during an Echo Park sale?
- Often, yes. Tenant rights may apply, so ask an attorney about notices for showings.

- Yes. The zone shapes how many units a buyer may keep or add.

- Your intermediary and CPA. I coordinate the real estate side with escrow.
- Is your home value review an appraisal?
- No. It is my opinion of value from comparable nearby sales.
