What should I do before leaving Los Feliz?
- Get a price range so the move budget is grounded.
- Walk the house with me and agree on the work to finish while you're still here.
- Pull the ZIMAS report for the parcel's zoning and any hillside, fire-zone or fault-zone status.
- Gather the records: permits, repair invoices, the deed and the latest tax bill.
- Order the Residential Property Report and start disclosures while the details are still fresh.
- Set up access: a lockbox, alarm codes, and someone local to check the house each week.
- Agree how you'll sign: electronic signatures, and a notary where the title company needs one.
Who keeps up brush clearance on an empty Los Feliz house?
You remain the owner, so you do. Parts of Los Feliz are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Where the zone applies, LAFD requires clearance within 200 feet of structures, and its page calls vegetation management a year-round responsibility. Before you go, book a landscaper for regular visits and ask for dated photos after each one.
What happens on a Red Flag Day while I'm away?
Some hillside streets have posted Red Flag No Parking signs; on declared Red Flag Days, cars parked there are towed. LAFD describes a Red Flag Day as one with winds of 25 mph or more and humidity of 15% or less. In Los Feliz, the City's layer shows posted segments on streets such as Glendower Avenue, Dundee Drive and Farmouth Drive. I check lafd.org/redflag before every showing or inspection and move appointments when a day is declared.
How do I ready a Los Feliz house I won't be living in?
Finish the small things before the truck comes.
- Touch-up paint and patched nail holes
- Gutters and drains cleared, especially below a slope
- Lights, door hardware and faucets working
- Steps, terraces and the walk from the street swept and lit
- Utilities kept on for showings and the buyer's inspection
- A few pieces of furniture, or professional staging, so rooms read at their size
Who will I hear from about Los Feliz after I move?
The City and local groups still send notices to the owner of record. Los Feliz has its own Neighborhood Council, certified by the City on June 11, 2002, and the area sits within the City's Hollywood Community Plan, which City Planning lists as updated in January 2025. Keep your mailing address current with the County Assessor, and forward anything about the property, such as an LAFD inspection notice or a planning notice, to me or your escrow officer so nothing waits.
How is a relocation sale in Los Feliz priced?
On the same comparable sales as any other, with an eye on your dates. If the move date is fixed, we price with room for the time on market you can carry, and we discuss early whether a short rent-back or a quick closing suits you. My home review is an opinion of value, not an appraisal.
| Situation | What to plan |
|---|---|
| Moving before listing | Local check-ins, staging, remote signing |
| Moving after closing | A closing date that matches the move, or a short rent-back the buyer agrees to |
| Employer relocation package | Ask how its timing and paperwork fit the sale |
What does it cost to sell a Los Feliz house when relocating?
LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of October 31, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
What to bring to your CPA or attorney: your purchase and improvement records, the dates you lived in the house, any employer relocation paperwork, and the estimated closing statement (IRS Publication 523 covers selling a home).

Questions
Los Feliz relocation questions
- Can I sell my Los Feliz house after I've already moved?
- Yes. With local help for access and upkeep, and electronic or notarized signing, you don't need to be here for most steps.
- Do I have to fly back to Los Angeles to close?
- Usually not. Most documents can be signed electronically, and a mobile notary can handle the ones that need notarizing. Ask your title company.
- Who handles brush clearance on my empty Los Feliz house?
- You do, as the owner. If the parcel is in the Very High Fire Hazard Severity Zone, LAFD requires year-round clearance; a landscaper on a schedule can keep it up.
- What is a Red Flag Day in Los Feliz?
- A day the City declares for high wind and low humidity. On posted hillside streets, parked cars are towed, so showings may move.
- Should I leave my Los Feliz house furnished or empty?
- Either can work. A few pieces or professional staging help buyers judge room sizes; an empty house is easier to show and inspect.
- Is Los Feliz part of the City of Los Angeles?
- Yes. It is a City neighborhood with its own Neighborhood Council, inside the Hollywood Community Plan area, so City selling rules apply.
- Do I need the Residential Property Report if I've moved out?
- Usually yes. The City requires sellers to provide it, with some exceptions, whether or not you live there.
- Are there tax rules when I sell before relocating?
- There may be. Bring your records to your CPA; IRS Publication 523 explains the general rules on selling a home.
