How do I sell a house in Los Feliz, Los Angeles?

Begin by learning whether your parcel sits in the hills or on the flatter streets, because the City rules differ. Print the ZIMAS report, check the State's hazard maps, gather permits and the City's Residential Property Report, then price from nearby sales adjusted for slope, view, access and parking.

Steps

What are the steps to sell a Los Feliz house?

Los Feliz runs from a level grid of older streets up into canyons and ridges that meet Griffith Park. One house may sit on a sidewalk block with a driveway at the curb; another, a few minutes uphill, may be reached by a winding road, a long stair or a shared drive. Buyers weigh both kinds of house, but they ask different questions about each, and a seller who knows which set applies can prepare the right file.

  1. 1. Locate the parcel on ZIMAS

Locate the parcel on ZIMAS and write down its zone, plus any Hillside Area, fire-zone, fault-zone, specific plan or historic designation that may apply.

  2. 2. Run the address through EQ Zapp

Run the address through EQ Zapp, the State's earthquake hazard map, for fault, landslide and liquefaction zones, so you can start the natural hazard disclosure early.

  3. 3. Request the LADBS permit history

Request the LADBS permit history and match it against today's rooms, decks, garages and retaining walls.

  4. 4. Apply for the Residential Property Report

Apply for the Residential Property Report, or confirm with LADBS that your transfer is exempt.

  5. 5. Choose how much to prepare

Brush clearance and cleaning only, targeted repairs, or full presentation.

  6. 6. Set a price from comparable nearby sales

Set a price from comparable nearby sales, adjusted for the lot, the approach and the view.

  7. 7. Schedule showings with parking in mind

Schedule showings with parking in mind, then review offers and coordinate escrow.

Fees

Which listing-side fees apply in Los Feliz?

  • 2.5%Essential
  • 3%Full Service
  • 3.5%Signature

Seller costs usually include commission, escrow and title fees, County and City transfer tax (plus Measure ULA when the value conveyed exceeds $5,400,000), the RPR fee, any prep work, and any credits negotiated with the buyer. The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Each plan is listing-side pay, set in your written listing agreement.

Parcel designations

Hills or flats: which City rules may apply to a Los Feliz parcel?

That depends on where the parcel sits, and only its ZIMAS report answers for one address. I queried the City's GeoHub map layers on October 31, 2026, for the Los Feliz Neighborhood Council area, which takes in much of Griffith Park. The pattern below is a map summary, not a determination for any property.

DesignationWhat the City's maps showWhy buyers ask
Hillside Area (Baseline Hillside Ordinance)Nearly all of the hills and parkland; the flatter blocks are a mix of in and outFloor-area limits by slope on single-family lots; access questions

Hillside setting

What do buyers ask about a hillside Los Feliz house?

They ask about the slope, the street and the size limit. City Planning's Baseline Hillside Ordinance (Ordinance No. 181,624) applies to R1, RS, RE and RA lots in the Hillside Area and caps residential floor area by slope band. A buyer who hopes to add a story will run that number before closing, so noting the lot's zone and slope in your file, and pointing them to LADBS for details, saves a round of back-and-forth.

Street access matters as much as the house. Some canyon roads are narrow and curving, and a guest may park well below the front door. Describe the approach plainly: how steep the driveway is, how many steps lead to the entry, and whether there is a garage at the street.

Fire zone

Is a Los Feliz home in a fire zone?

It may be, especially in the hills. Parts of Los Feliz are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Where the zone applies, LAFD requires year-round brush clearance within 200 feet of structures and 10 feet of combustible fences and roadways.

Some hillside streets have posted Red Flag No Parking signs; on declared Red Flag Days, cars parked there are towed. LAFD describes a Red Flag Day as one with winds of 25 mph or more and humidity of 15% or less. Check lafd.org/redflag before any open house, inspection or moving day.

Fault zone

Does the Hollywood fault zone affect a Los Feliz sale?

It can affect the disclosure. On City maps drawn from State data, the Alquist-Priolo Earthquake Fault Zone for the Hollywood fault crosses part of the Los Feliz Neighborhood Council area. The California Geological Survey says a seller must disclose to prospective buyers when an earthquake fault zone affects the property, and the zones also carry investigation rules for new construction. Your natural hazard disclosure report and EQ Zapp show whether your parcel is inside.

Landmarks

Which Los Feliz landmarks come up with buyers?

Griffith Park and its Observatory come up first. The Observatory, owned and operated by the City's Department of Recreation and Parks, sits on the south slope of Mount Hollywood, and its website warns that roads and parking get busy. Mention weekend traffic when you schedule showings on the streets that lead up to the park.

The City's Historic-Cultural Monument layer lists several sites in the area, including Griffith Observatory (HCM #168), the Ennis-Brown House at 2607 Glendower Avenue (HCM #149), the Lovell House at 4616 Dundee Drive (HCM #123) and the Los Feliz Heights Steps (HCM #657). Monuments are designated one site at a time, so check ZIMAS and the City's preservation pages for any HPOZ or monument status on your parcel before you describe a house either way.

Pricing

How should a Los Feliz home be priced?

From comparable nearby sales, then adjusted for what makes the house distinct. On the flatter streets that is often the floor plan, parking and condition; in the hills it is the slope, the climb from the street, a usable yard and the view as it stands today. Permitted versus unpermitted space matters everywhere. My home review is an opinion of value, not an appraisal.

Timing follows the file. If the lot needs brush clearance, the permit record has gaps or a retaining wall needs attention, finishing or documenting that work before you list lets buyers focus on the house.

Closing costs

What does it cost to sell a house in Los Feliz?

The main items are transfer taxes, the City report, escrow, title and commission. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.

LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of October 31, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.

Seller questions

Selling in Los Feliz: your questions

What is my Los Feliz home worth?

It depends on your house more than on a neighborhood average. Condition, permitted versus unpermitted work, the lot and its view, and comparable recent sales nearby drive the number, and an automated estimate may not reflect most of that. Request a home value review and I will prepare an opinion of value for your property.

How long does it take to sell a house in Los Feliz?

That depends on the property and on the market when you list. Pricing against comparable recent sales, the season and the number of competing homes for sale shape how quickly offers arrive, and escrow adds its own time after you accept one. A buyer paying without a loan may close sooner. A home value review covers how these factors look for your house.

Can I sell my Los Feliz house as-is?

An as-is listing means you are offering the home in its current condition and are not agreeing in advance to make repairs. Buyers may still inspect the property and negotiate repairs, credits or other terms. An as-is sale does not eliminate applicable seller disclosure obligations under California law (Civil Code sections 1102, 1102.2 and 1103). Ask your real estate agent or a California attorney which disclosures apply to your property and circumstances.

What should I fix before selling my Los Feliz house?

Start with what a buyer's inspector is likely to flag, such as leaks, broken fixtures and deferred maintenance, and gather the paperwork for past work. Sort out unpermitted additions or conversions early; the City's online building records show what was permitted. A remodel done only to sell may not return its cost, so weigh each repair against what comparable recent sales show.

When should I list my Los Feliz home?

List when the house and its paperwork are ready, not by the calendar alone. Season and the number of competing listings affect buyer traffic, while condition, the permit record and, on hillside lots, brush clearance affect how smoothly escrow goes. A home value review looks at timing alongside price for your property.

What inspections or permits come up when selling an older Los Feliz home?

In the City of Los Angeles, the seller generally has to provide a Residential Property Report from LADBS before the sale or close of escrow, unless an exception applies. Buyers usually order their own inspection, and the LADBS online building records show which past work was permitted. For a home built before 1978, federal rules require the seller to disclose any known lead-based paint or lead-based paint hazards and give the buyer a lead hazard information pamphlet.

How do I find out if my Los Feliz home is historic?

Look up your parcel in ZIMAS, which shows whether it is in a Historic Preservation Overlay Zone or is a designated Historic-Cultural Monument. City Planning says exterior work in an HPOZ is subject to additional review, so confirm the status before you describe the house either way.

Does a Mills Act contract transfer when I sell my Los Feliz home?

Yes. City Planning says Mills Act contracts are transferred to new owners when the property is sold. Its Mills Act FAQ asks sellers to fully disclose the contract to prospective buyers, including the work completed, the work remaining and the timeframe for outstanding items.

Questions

Los Feliz home selling questions

How do I sell my house in Los Feliz?

Locate the parcel on ZIMAS, check EQ Zapp, gather permits and the Residential Property Report, price from comparable nearby sales, and plan showings around parking and access.

Is Los Feliz part of the City of Los Angeles?

Yes. Los Feliz is a City of Los Angeles neighborhood with a Neighborhood Council certified on June 11, 2002, and it falls within the City's Hollywood Community Plan area, so City selling rules apply.

Are Los Feliz hillside homes subject to the Hillside Ordinance?

They may be. City maps place nearly all of the Los Feliz hills in the Hillside Area, where the Baseline Hillside Ordinance limits floor area on single-family lots by slope. Your ZIMAS report shows whether your parcel is included.

Is my Los Feliz house in a Very High Fire Hazard Severity Zone?

Parts of Los Feliz are mapped that way, mostly in the hills. Check your parcel on ZIMAS, and if it is in the zone, keep brush cleared within 200 feet of structures year-round.

Which Los Feliz streets have Red Flag parking restrictions?

Posted segments include Amesbury Road, Prestwick Drive, Glendower Avenue and Dundee Drive. On declared Red Flag Days, parking there is prohibited and parked cars are towed.

Is Los Feliz in an earthquake fault zone?

Part of it is. City maps drawn from State data show the Hollywood fault's Alquist-Priolo zone crossing part of the area. Your natural hazard disclosure shows whether your parcel is inside.

What transfer taxes apply when selling a Los Feliz house?

LA County's documentary transfer tax is $1.10 per $1,000, and the City's 0.45% base transfer tax is a separate charge. For qualifying closings after June 30, 2026, when the value conveyed exceeds the Measure ULA thresholds, the 4% or 5.5% ULA rate applies to the full gross value conveyed. Your escrow officer confirms the calculation and any exemptions.

Is your Los Feliz home review an appraisal?

No. It is my opinion of value, built from comparable nearby sales and your property. A formal appraisal comes from a licensed appraiser.
