Heirs often come to an inherited home from different places and with different hopes for it. Before anyone decides, it helps to have one shared set of facts about the property: what the parcel allows, what the house needs, how it compares with nearby sales and what a sale would cost. That is the part I prepare, and I give every heir the same version of it.
What should heirs check first on an inherited Los Feliz home?
- Ask the estate or trust attorney which legal path applies and who has authority to act.
- Keep the house insured and cared for, with the utilities on and someone checking it weekly.
- Print the ZIMAS report for the parcel's zone and any hillside, fire-zone, specific plan or historic status that may apply.
- Find out whether anyone pays rent, for the main house, a second unit or a converted garage.
- Request the LADBS permit history and gather any old inspection reports.
- Ask for an opinion of value as the house stands and after light preparation.
- Sit down together with your advisers and choose a path.
Keep, rent or sell: how do Los Feliz heirs compare the options?
The choice belongs to the heirs. Each path raises its own property questions, and each brings in different advisers.
| Option | Property questions | Advisers who weigh in |
|---|---|---|
| One heir moves in | Repairs, brush clearance, insurance, buyout terms | Attorney on title and buyout; CPA on property tax |
| Rent the house | Zone, permitted units, rent rules, landlord duties | Attorney on tenancy rules; CPA on rental income |
| Sell soon | Scope of prep, price, how proceeds are divided | Attorney on authority; CPA on tax |
| Hold and sell later | Carrying costs, vacant-home care, upkeep | CPA and attorney |
A change in ownership may affect property tax. The State Board of Equalization explains Proposition 19 on its own site, and your CPA or attorney tells you whether and how it applies to this house.
What zoning do inherited Los Feliz homes have?
It varies by parcel. The City's generalized zoning layer shows Los Feliz as mostly open space, because Griffith Park fills much of the Neighborhood Council area, with R1 and RE estate zones across the hills and R2, RD1.5 and R3 multi-unit zones, plus commercial frontage, on flatter streets. A lot zoned for more than one unit may draw different buyers and changes the rent-or-sell math. The zone printed on your ZIMAS report is the one that counts.
Is an inherited Los Feliz rental under rent control?
It may be, so check before anyone counts on a vacancy. LAHD says the Rent Stabilization Ordinance generally applies to rental units first built on or before October 1, 1978, and lists duplexes and two or more houses on one parcel among the covered types. A single-family home alone on its lot is generally not covered, though other rules may still apply. Confirm the address with LAHD, and let the attorney advise on any notice to a tenant.
A house with a tenant can still be sold. The showing plan, the timing and the buyer pool change, and the attorney advises on the tenancy itself.
How do you prepare an inherited Los Feliz house for sale?
Start with the lot, then the rooms. Parts of Los Feliz are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Where it applies, LAFD requires year-round brush clearance within 200 feet of structures, and a yard left alone while heirs decide may need attention first.
- Belongings divided with every heir's written agreement before any donation or hauling
- Brush and dead growth cleared, with slope drains checked
- Roof, decks, stairs and walls looked at by a qualified inspector if they show wear
- Permit history matched against the rooms as they are today
- Residential Property Report ordered, or the exemption confirmed with LADBS
- One heir named to hold keys and meet vendors
What does selling an inherited Los Feliz house cost?
Closing costs come out of the proceeds. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of October 31, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
What to bring to your CPA or attorney: the date-of-death value or appraisal, the trust or court papers, any lease and rent records, each heir's preferred option, and the estimated closing statement.

Questions
Los Feliz inherited home questions
- I inherited a house in Los Feliz. What do I do first?
- Ask the estate or trust attorney which legal path applies and who can sign, then keep the house insured and cared for while you gather the parcel report and permit history.
- What if the heirs can't agree on selling the Los Feliz house?
- That is a legal question for the attorney. On the property side, I give every heir the same price opinion and preparation plan so the discussion starts from shared facts.
- Is it better to rent or sell an inherited Los Feliz home?
- It depends on the zone, the permitted units, any rent rules and the heirs' plans. Compare the options with your CPA and attorney before deciding.
- Does rent control cover an inherited Los Feliz duplex?
- It may. LAHD says the RSO generally covers rental units first built on or before October 1, 1978, including duplexes. Confirm the address with LAHD.
- What zoning is common in Los Feliz?
- The City's layer shows open space for Griffith Park, R1 and RE zones in the hills, and R2, RD1.5 and R3 multi-unit zones on flatter streets. Your ZIMAS report shows your parcel's zone.
- Will the property tax go up on an inherited Los Feliz house?
- It may. The State Board of Equalization explains Proposition 19 on its site; ask your CPA or attorney how it applies.
- Does an inherited hillside house in Los Feliz need brush clearance?
- If the parcel is in the City's Very High Fire Hazard Severity Zone, LAFD requires year-round clearance within 200 feet of structures. ZIMAS shows the parcel's status.
- How do you price an inherited Los Feliz house?
- From comparable nearby sales, adjusted for condition, the lot, access and the view. It is my opinion of value, not an appraisal.
