Court steps, notices and the question of who may sign belong to the estate or trust attorney; your attorney handles this part, and I work alongside them. What I bring is the property work that can run in parallel: a walk-through, a condition list, a price opinion and a plan for the house, so the listing can move forward once the attorney says the estate or trust can proceed.
What does an executor do first with a Los Feliz house?
- Ask the attorney what authority you hold today and what must happen before a listing or a sale.
- Secure the property: change locks if advised, confirm insurance for a vacant home, and keep the utilities on.
- Print the ZIMAS parcel report and note any Hillside Area, fire-zone, fault-zone or historic designation that may apply.
- Walk the lot, not only the rooms: brush, slope drains, retaining walls, stairs and decks.
- Collect the paper trail: LADBS permits, past inspections, the property tax bill and any service contracts.
- Get an opinion of value for the house as it stands and after light preparation.
- Line up the City report and disclosures so escrow isn't waiting on them later.
What property work can start while probate is open?
Most of the physical preparation, with the attorney's agreement. Ask before you remove, sell or donate anything, because contents can be estate assets.
| Task | Can it start early? | Who confirms |
|---|---|---|
| Insurance and utilities | Yes, as a rule | Attorney and insurer |
| Brush clearance and yard care | Usually, where the zone requires it | Attorney, for spending estate funds |
| Sorting and removing contents | Only with approval | Attorney and heirs |
| Repairs beyond basics | Case by case | Attorney |
| Price opinion and listing plan | Yes | Me, for the real estate side |
| Signing a listing or purchase contract | Only within the authority granted | Attorney |
Is the Los Feliz house in a fire zone that needs brush clearance?
A vacant hillside house is where this matters most. Parts of Los Feliz are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Where the zone applies, LAFD requires year-round clearance within 200 feet of structures and 10 feet of combustible fences and roadways. That duty continues while an estate is open, so put it on the executor's calendar early.
Access is the other hillside item. Some hillside streets have posted Red Flag No Parking signs; on declared Red Flag Days, cars parked there are towed. In Los Feliz the City's layer shows posted segments on streets such as Prestwick Drive and Amesbury Road. Plan haul-away trucks, estate-sale traffic and inspector visits around that.
What should an executor check about a Los Feliz hillside lot?
The ground under the house, as much as the house. City maps drawn from State data show mapped landslide zones in parts of the Los Feliz hills, and the State's EQ Zapp map shows whether a specific address is inside one. If retaining walls lean, drains are blocked or there is visible settling, a qualified inspector's report gives the attorney and heirs facts to decide with.
- Slope drains and gutters cleared before the rainy months
- Retaining walls and stairs photographed and, if worn, inspected
- Decks and railings checked before anyone walks buyers out onto them
- Permit record compared with the rooms and structures as they stand
- Residential Property Report ordered, or its exemption confirmed with LADBS
- One set of keys held by one person, with a sign-in log for vendors
Could the estate house be a historic property?
Check before describing it. The City designates Historic-Cultural Monuments one site at a time, and its layer lists several in Los Feliz, among them the Lovell House at 4616 Dundee Drive (HCM #123) and the Los Feliz Heights Steps (HCM #657). Historic review may apply to exterior work on a listed property. ZIMAS shows whether any monument or HPOZ status applies to your parcel.
How is a Los Feliz probate house priced?
From comparable nearby sales, adjusted for condition and the lot. An estate house often has dated systems or deferred upkeep, and in the hills the approach, the slope and the view weigh heavily. I prepare an opinion of value for the house as it is and after light preparation, so the executor and heirs can compare. It is not an appraisal; if the court process calls for one, the attorney arranges it.
What does it cost to sell a probate house in Los Feliz?
The usual closing costs come out of the sale proceeds. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of October 31, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
What to bring to your CPA or attorney: the letters or trust documents, the date-of-death value or appraisal, the property tax bill, expense receipts for upkeep during the estate, and the estimated closing statement.

Questions
Los Feliz probate and trust sale questions
- Can an executor sell a house in Los Feliz during probate?
- An executor or administrator may sell within the authority the court grants, as the estate's attorney confirms. The attorney handles the legal steps, and I handle the real estate side.
- How do I sell a house held in a trust in Los Feliz?
- The successor trustee sells within the authority the trust document gives, as the trust attorney confirms. The property work, such as preparation, pricing and the City report, is the same as any Los Feliz sale.
- Do I need brush clearance on a vacant Los Feliz estate house?
- If the parcel is in the City's Very High Fire Hazard Severity Zone, LAFD requires year-round clearance within 200 feet of structures, vacant or not. ZIMAS shows the parcel's status.
- Can I clear out the house before the estate is settled?
- Ask the attorney first. Contents can be estate assets, so sorting, selling or donating them usually needs approval.
- Does a probate house in Los Feliz need a Residential Property Report?
- Usually. The City requires sellers of residential property to provide one, with some exceptions. Confirm your transfer with LADBS.
- How is a probate house in Los Feliz valued?
- From comparable nearby sales, adjusted for condition, slope, access and the view. My review is an opinion of value; any formal appraisal the court process needs comes through the attorney.
- Should we repair the estate house before listing?
- That is the executor's decision with the attorney and heirs. I can price the house as it is and after light preparation so you can compare.
- Who pays the costs of selling a probate house?
- Closing costs such as transfer taxes, escrow, title and commission are usually paid from the sale proceeds. Your escrow estimate shows each figure.
