A new job or a personal move rarely waits for the perfect listing season. A hillside home can be sold from a distance; it just needs a plan for what a resident would normally notice: dry brush, a full mailbox, a car parked on the wrong day.
What should you decide before you leave?
Whether to sell now or keep the house for a while, and who will be your local contact.
- Get a property-specific home review to see what selling now would net.
- Decide: sell, rent, or hold vacant.
- Choose a local contact for keys, deliveries and emergencies.
- Book brush clearance if required, and ask your insurer about vacancy coverage.
- Check the City report requirement with LADBS.
- Move out, then stage and photograph the empty or lightly furnished house.
- List, review offers by video call, and sign through escrow.
Should you sell now, rent it out, or leave it vacant?
| Option | Upside | What to plan for in Mount Washington |
|---|---|---|
| Sell now | One clean break | Vacant-home care until closing |
| Rent first | Income while you decide | Tenant rules, a property manager, ongoing brush clearance |
| Hold vacant | Flexibility | Insurance, security and fire-season upkeep without a resident |
Renting first? LAHD says the City's Rent Stabilization Ordinance generally covers rental units first built on or before October 1, 1978, subject to exemptions. Ask a landlord-tenant attorney before signing a lease.
How do you care for a vacant hillside home in fire season?
With a schedule and a person. Fire-hazard designations vary by parcel, so check yours on ZIMAS. In the Very High Fire Hazard Severity Zone, LAFD requires owners to keep brush cleared year-round within 200 feet of structures.
Vacant-home checklist:
- Brush clearance booked, with photos sent when done
- Vehicles removed or parked off posted streets
- Mail forwarded and packages stopped
- Gutters and drains cleared before the rainy season
- Weekly check by your local contact
Red Flag days: On declared Red Flag days, parking is prohibited on posted fire-zone streets and vehicles can be towed. The City's map includes Mount Washington streets such as Sea View Lane, San Andreas Avenue and Nob Hill Drive, so check lafd.org/redflag the day before.
Decision point: if improving the house before selling is on the table, City Planning notes Specific Plan consultations "are booked months in advance," and historic designations vary by parcel (check ZIMAS), so pre-sale work from a distance is usually kept simple.
How do remote showings and signing work?
Much like any sale, with video standing in for visits. I share showing feedback and offer summaries promptly, and we review offers on a call. Escrow sends documents electronically where allowed and arranges a notary for those that need one.
Which City report should be ready?
LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 27, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
What does it cost to sell?
As of October 27, 2026, a City of Los Angeles sale carries County transfer tax of $1.10 per $1,000 and City transfer tax of $2.25 per $500; for closings after June 30, 2026, Measure ULA adds 4% on the full price above $5,400,000 and under $10,900,000, or 5.5% at $10,900,000 or more. Escrow confirms the exact amount and any exemption. Escrow, title and commission are additional. Tax questions after a move go to your tax adviser.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

Questions
Relocation questions
- Can I sell my Mount Washington home after I've moved away?
- Yes. With a local contact, a vacant-home plan and remote signing through escrow, most of the sale can be handled from a distance.
- Is it better to sell before or after I move?
- Selling after you move lets the house show empty or lightly staged; selling before means one less property to manage. It depends on your timeline and finances.
- Who handles brush clearance while I'm away?
- You remain responsible. If your parcel is in the fire zone, book a clearance service, ask for photos and keep receipts.
- Can a car left at the house be towed?
- Yes, on declared Red Flag days if it's on a posted fire-zone street. Move it or park it off-street before you leave.
- Should I rent the house instead of selling?
- It can work, but it makes you a remote landlord. Ask a landlord-tenant attorney about the City's rent rules before signing a lease.
- Can I sign closing documents remotely?
- Usually. Escrow sends documents electronically where allowed and can arrange a notary near you for those that need one.
- What does it cost to sell a home in Mount Washington?
- Transfer taxes, escrow, title and commission. The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
- Is your home review an appraisal?
- No. It is a broker opinion of price to help you choose between selling now and later.
