Can you sell your Mount Washington house before foreclosure?

Possibly. A sale before the foreclosure sale may work if it can close in time and the proceeds cover the mortgage and other obligations, or if the lender approves another arrangement, so act early. I handle the real estate side (pricing, prep, disclosures and escrow coordination), while a California real estate attorney and a HUD-approved housing counselor cover deadlines and prevention options.

Missed payments bring a particular kind of pressure. A calm plan helps. My part is the house: how fast it can be ready, what it is likely to bring, and how to run a sale that can close cleanly.

Who should you call first if you're facing foreclosure?

  • Your mortgage servicer: loan status, a written payoff or reinstatement figure, the sale date and loss-mitigation options.
  • A HUD-approved housing counselor: generally free, independent help. Use HUD's counselor search or call (800) 569-4287.
  • A California real estate attorney: notices, deadlines and your rights. Your attorney handles this part, and I work alongside them.
  • Me, as your agent: likely value, net proceeds, prep needed, and whether a sale is realistic in the time available.

Important: listing your home or accepting an offer does not automatically stop or postpone a foreclosure. Confirm the sale date with your servicer and attorney, and don't assume an open escrow protects the property.

How does a pre-foreclosure sale work, step by step?

  1. Share the latest lender letter with your attorney or counselor.
  2. Get a written payoff figure from the servicer.
  3. Get a property-specific home review to see whether a likely price covers the payoff, costs and liens.
  4. Start the file right away: permit records, City report, brush clearance proof, insurance declarations.
  5. Light cleanup and photos; major repairs are often skipped when time is short.
  6. List at a market price with disclosures ready on day one.
  7. Choose the offer with the cleanest path to closing, not only the highest number.

Is there enough equity to sell before foreclosure?

Start from a realistic sale price and subtract the loan payoff (including accrued interest), missed payments, foreclosure fees, any prepayment charge, other liens and selling costs.

ResultWhat it usually means
Comfortable equityA regular sale may cover the payoff and costs and leave proceeds
Thin equityPrice carefully and keep costs low; every week counts
Owe more than it will sell forLender approval is generally needed to accept less; see Mount Washington short sale help

Selling costs: As of October 27, 2026, a City of Los Angeles sale carries County transfer tax of $1.10 per $1,000 and City transfer tax of $2.25 per $500; for closings after June 30, 2026, Measure ULA adds 4% on the full price above $5,400,000 and under $10,900,000, or 5.5% at $10,900,000 or more. Escrow confirms the exact amount and any exemption. Escrow, title and commission are additional.

The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

How do you sell a Mount Washington house fast?

Answer the hill's questions before buyers ask them:

  • Fire zone and insurance. Fire-hazard designations vary by parcel, so check yours on ZIMAS. In the Very High Fire Hazard Severity Zone, LAFD requires owners to keep brush cleared year-round within 200 feet of structures. Share insurance declarations so buyers can get quotes early.
  • Permits and the City report. LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 27, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
  • Showings. On declared Red Flag days, parking is prohibited on posted fire-zone streets and vehicles can be towed. The City's map includes Mount Washington streets such as Sea View Lane, San Andreas Avenue and Nob Hill Drive, so check lafd.org/redflag the day before.
  • Street access. The Mount Washington/Glassell Park Specific Plan itself notes that many public hillside streets here "have narrow widths or do not meet present City design or dedication standards." Give buyers clear parking directions.

How do you price for speed without giving the house away?

Price at the market, supported by recent sales, condition, lot, view and access. No price can promise an offer or a closing date. If likely proceeds won't cover the payoff, contact your attorney, counselor and lender promptly about a short sale or other options.

How do you avoid foreclosure rescue scams?

Don't pay upfront fees to anyone promising to stop a foreclosure or secure a loan modification. The CFPB says free foreclosure help is available, and anyone who charges in advance for help is not legitimate.

Could selling before foreclosure affect your taxes?

Possibly; it depends on your loan and circumstances, so ask a CPA or tax adviser. IRS Publication 4681 covers canceled debt.

Questions

Foreclosure questions

Can I sell my house if I've received a foreclosure notice?
Possibly, if a sale can close before the foreclosure sale and covers the payoff, or the lender approves another arrangement. Listing alone doesn't stop or postpone the sale date, so confirm dates with your servicer and attorney.
Does listing my house stop a foreclosure?
No, not by itself. Contact your servicer and attorney to confirm the sale date and what, if anything, will delay it.
How fast can a Mount Washington house be listed?
With documents ready, often within days. Permit records, the City report and brush clearance proof usually take longest, so start them first.
What if I owe more than the house is worth?
Then the lender generally has to approve accepting less than the payoff, which is a short sale, and approval isn't assured. Talk with a HUD-approved counselor and your attorney.
Is a HUD-approved housing counselor free?
Generally, yes. The CFPB says there is free foreclosure help and points homeowners to HUD-approved counselors. Find one through HUD's search or at (800) 569-4287.
Do I have to fix my house before selling in pre-foreclosure?
Usually not. Cleanup, brush clearance and documenting known issues matter more than cosmetic work when time is short.
Will Red Flag days affect my showings?
They can. On declared Red Flag days, vehicles on posted fire-zone streets can be towed. Check lafd.org/redflag and give buyers parking directions.
Is your home review an appraisal?
No. It is a broker opinion of price. A lender may order its own appraisal or valuation.
