Inheriting a house on the hill is rarely just a financial question. There is history in the rooms, and often more than one heir with a view. What I offer is clarity on the property itself, so the heirs' conversation rests on facts.
What should you do first after inheriting a house in Mount Washington?
Confirm who can act, then gather the property facts. The authorized trustee, personal representative or legal owner acts under the trust, probate or ownership rules; your attorney confirms who that is, and I work alongside them.
- Confirm authority with the attorney before anyone signs.
- Secure and insure: locks, utilities, and a call to the insurer about vacancy coverage.
- Look up the parcel on ZIMAS: Specific Plan, hillside, fire-hazard and historic designations.
- Price three paths: sell now, rent, or keep and improve.
- Take tax questions to your CPA or attorney (list below).
- Decide together, in writing, then prepare the house for that path.
Should you keep, rent or sell an inherited home?
It depends on the heirs' goals, the ownership structure and finances.
| Path | What it asks of heirs | Mount Washington considerations |
|---|---|---|
| Sell | Cleanout, light prep, disclosures | Buyers price the lot, view, stairs and access as much as the house |
| Rent | A landlord role, repairs, tenant rules | Fire-zone upkeep, insurance, and possible City rent rules |
| Keep and improve | Funding and managing a project | The Specific Plan governs many additions and some site work |
Decision point: if one heir wants to keep the house, a buyout priced from a current broker opinion or appraisal is a common route; the attorney documents it.
What does it cost to hold a hillside home with fire-clearance obligations?
More than heirs often expect. Estimate monthly and annual carrying costs before choosing a path:
- Property taxes
- Insurance: ask about availability, cost and vacant-home coverage
- Utilities and a basic maintenance budget
- Gutters, drainage and slope upkeep before the rainy season
- Any required brush clearance: Fire-hazard designations vary by parcel, so check yours on ZIMAS. In the Very High Fire Hazard Severity Zone, LAFD requires owners to keep brush cleared year-round within 200 feet of structures.
Could you improve the house before selling or keeping it?
Possibly, but confirm before spending. Interior work that adds no floor area may be exempt from certain Specific Plan requirements, and some limited additions may qualify for exceptions; larger additions, grading and tree removal may need review or permits. Check with City Planning and LADBS before spending estate or trust funds. Modest cleanup, paint and staging often make more sense than a major renovation before a sale.
Is the inherited house in a historic district?
Check the parcel's own designation on ZIMAS, not nearby addresses. Historic designations, such as an HPOZ, can change what exterior work is allowed.
What if the inherited house has a tenant?
Start with the tenant rules. LAHD says the City's Rent Stabilization Ordinance generally applies to rental units first built on or before October 1, 1978, subject to exemptions. A landlord-tenant attorney reviews the lease, rent history and notices; once the path is clear, I help with marketing.
How do you sell an inherited house in Mount Washington?
Preparation, City paperwork, pricing and a well-run escrow, in that order.
- Cleanout and presentation, sized to the street; smaller trucks often work better on hillside lanes.
- Staging that shows the view, the light and the outdoor space.
- City report: LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 27, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
- Pricing from recent sales, the lot, view, stairs, parking and condition.
- Closing costs: As of October 27, 2026, a City of Los Angeles sale carries County transfer tax of $1.10 per $1,000 and City transfer tax of $2.25 per $500; for closings after June 30, 2026, Measure ULA adds 4% on the full price above $5,400,000 and under $10,900,000, or 5.5% at $10,900,000 or more. Escrow confirms the exact amount and any exemption. Commission, escrow, title, repairs and buyer credits vary.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
What should you bring to your CPA or attorney?
Property tax and income tax questions depend on your facts, so your CPA and attorney handle them. Bring:
- How and when the home was inherited
- Valuation records
- Any reassessment or supplemental tax notices
- Rental income and expense records, if rented
- The ownership structure
- Any proposed buyout between heirs

Questions
Inherited home questions
- Can heirs sell an inherited house right away?
- It depends on how the property passes. The authorized trustee, personal representative or legal owner acts; your attorney confirms who, and I can prepare the house and pricing in the meantime.
- Is it better to keep, rent or sell an inherited house?
- It depends on the heirs' goals, ownership structure and finances. I price all three paths on the property side, including carrying costs, so heirs can decide with their attorney and tax adviser.
- What does it cost to hold an inherited hillside home?
- Property taxes, insurance, utilities, maintenance and any required brush clearance. Check the parcel's fire-zone designation on ZIMAS and estimate monthly and annual costs before choosing.
- Should we renovate an inherited house before selling?
- Usually only modestly. Cleanup, paint and staging often make more sense than a major project. Confirm any addition or site work with City Planning and LADBS before spending.
- What if a tenant lives in the inherited house?
- LAHD says the Rent Stabilization Ordinance generally covers rentals first built on or before October 1, 1978, subject to exemptions. A landlord-tenant attorney reviews the lease and notices first.
- Will taxes change after we inherit?
- Property tax and income tax questions depend on your facts, so your CPA and attorney handle them. Bring any reassessment or supplemental notices to that meeting.
- Is the inherited house in a historic district?
- Check your parcel on ZIMAS. Historic designations vary by parcel, so check yours on ZIMAS before planning exterior work.
- Is your home review an appraisal for the estate or trust?
- No. It is a broker opinion of price. If the trust or estate needs a formal appraisal, the attorney or CPA arranges it.
