An estate home on the hill asks for patience and a steady hand. The house may hold decades of belongings, the street may be too tight for a large truck, and fire season does not pause for paperwork. My role is the property side, handled quietly and in step with the personal representative and the estate's attorney.
Who does what when selling a probate house?
| Role | Handles |
|---|---|
| Estate attorney | Court process, the representative's authority, notices and sale procedure |
| Executor or administrator | Estate decisions within their legal authority and duties |
| Sidney Manzo (agent) | Property prep, vendors, reports, pricing, marketing, offers and escrow coordination |
| Escrow and title | Closing documents, title, payoffs and transfer-tax calculation |
What are the steps to sell a probate house on the hill?
- Meet with the executor; the attorney confirms when marketing can start.
- Secure the house: locks, utilities, mail, and a call to the insurer about vacancy coverage.
- Photograph and inventory each room before anything leaves, as the estate directs.
- Plan the cleanout around the street (below).
- Check the parcel on ZIMAS and keep up any required brush clearance.
- Pull permit records and check the City report requirement.
- Light prep and staging, then price the house and the lot.
- Market, present offers to the executor, and coordinate escrow with the attorney and title.
How do you clear out a hillside estate home on a narrow street?
Plan the trucks around the road. The Mount Washington/Glassell Park Specific Plan itself notes that many public hillside streets here "have narrow widths or do not meet present City design or dedication standards."
- Measure the street and the nearest turnaround before booking a hauler
- Ask haulers about smaller trucks and several trips instead of one large container
- Keep driveways and hydrants clear; neighbors share the same approach
- On declared Red Flag days, parking is prohibited on posted fire-zone streets and vehicles can be towed. The City's map includes Mount Washington streets such as Sea View Lane, San Andreas Avenue and Nob Hill Drive, so check lafd.org/redflag the day before.
- Set aside papers, photos and anything an heir has asked for
- Keep receipts for every vendor; spending follows the representative's authority and the estate's instructions
Decision point: on streets with little parking, a by-appointment estate sale or off-site consignment often works better than a weekend open to the public.
Does the estate still need to maintain brush clearance?
Potentially, yes. Estate ownership doesn't remove fire-safety obligations. Fire-hazard designations vary by parcel, so check yours on ZIMAS. In the Very High Fire Hazard Severity Zone, LAFD requires owners to keep brush cleared year-round within 200 feet of structures. Dated photos and receipts belong in the sale file.
Which repairs make sense before selling an estate house?
Usually few. Estate homes can sell well with honest presentation: clean, cleared, easy to walk through, with known issues disclosed.
| Item | Usual estate approach |
|---|---|
| Debris, overgrown yard | Clear it; it often shapes first impressions most |
| Loose stair rails, exposed wiring | Fix or secure for showings |
| Roof, panel, sewer | Get an inspection or bid so buyers can price it |
| Cosmetic updates | Often skipped; buyers on the hill plan their own work |
| Unpermitted additions or decks | Disclose what's known and ask the right professional before deciding on permits |
How do you price a probate house in Mount Washington?
From the lot and the house together. I weigh recent sales on the hill, usable flat area, view, stairs, parking, the approach road and condition. An estate home in original condition can draw interest when those land qualities are clear in the listing. My review is a broker opinion of price; if the estate needs a formal appraisal, the attorney or CPA arranges it.
Which City reports and records should be ready?
The Residential Property Report and a permit history. LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 27, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering. Compare LADBS records with the house as it stands: additions, decks, retaining walls and lower-level rooms.
What does it cost to sell a probate house in Los Angeles?
As of October 27, 2026, a City of Los Angeles sale carries County transfer tax of $1.10 per $1,000 and City transfer tax of $2.25 per $500; for closings after June 30, 2026, Measure ULA adds 4% on the full price above $5,400,000 and under $10,900,000, or 5.5% at $10,900,000 or more. Escrow confirms the exact amount and any exemption. Commission, escrow, title and vendor costs vary; estate tax questions go to the attorney or tax adviser.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

Questions
Probate selling questions
- Can you sell a house during probate in Los Angeles?
- It may be possible, depending on the authority the court granted. The estate's attorney confirms the procedure before marketing; your attorney handles this part, and I work alongside them on the property.
- What does a real estate agent do in a probate sale?
- I secure and prepare the house, coordinate cleanout and vendors, check City reports, price the property, market it, present offers to the executor and coordinate escrow with the attorney and title.
- How do you clean out a house on a narrow hillside street?
- Measure the street first, use smaller trucks and several trips, keep driveways clear, and check lafd.org/redflag so trucks aren't parked on posted streets during a Red Flag day.
- Does the estate need to keep up brush clearance?
- Potentially, yes. Estate ownership doesn't remove fire-safety obligations. Check the parcel's designation on ZIMAS and keep records of clearance.
- Should we fix up a probate house before selling?
- Usually only cleanup and safety items. Many estate homes sell in their current condition with known issues disclosed, and buyers price in the rest.
- Is the Residential Property Report needed for a probate sale?
- LADBS requires most City home sellers to provide one, with listed exceptions, and a report from the last six months can be reused. Confirm with LADBS and the attorney.
- How is a probate house priced in Mount Washington?
- From recent hillside sales, the lot, view, stairs, parking, access and condition. My review is a broker opinion; a formal appraisal, if needed, is arranged by the attorney or CPA.
