What order should I follow when downsizing from Silver Lake?
- Pick the target move date, and decide whether you want to buy first, sell first or rent in between.
- Measure the next home and decide what fits before you sort a single room.
- Sort in passes: keep, give to relatives, sell, donate, haul.
- Book the movers and haulers with your street's access in mind.
- Prepare the house with light, inexpensive work: paint touch-ups, brush clearance, clean floors.
- List with the disclosures and City report already in hand.
- Close and move, with a closing date you chose rather than one you were handed.
How do hillside streets change a Silver Lake moving day?
More than most people expect. A long truck may not fit a winding street, and many hillside houses sit up a stair or down a drive from the curb. Ask movers whether they'll need a smaller shuttle truck, how many crew members a long carry needs, and where the truck can stand.
City Planning's Baseline Hillside Ordinance (Ordinance No. 181,624) uses the term Substandard Hillside Limited Street for a hillside street that doesn't meet the City's minimum hillside street standard, and City maps place most of Silver Lake in the Hillside Area. A movers' walk-through is the practical test.
Some hillside streets have posted Red Flag No Parking signs; on declared Red Flag Days, cars parked there are towed. LAFD declares a Red Flag Day for wind of 25 mph or more with humidity of 15% or less, and its posted areas are choke points on narrow roads, tight curves and critical intersections. In Silver Lake, the City's layer shows posted segments such as Riverside Place, Corralitas Drive and Fair Oak View Terrace. Have a backup date, or sign up for LAFD's Red Flag notices before the truck arrives.
What should I sort first when downsizing a long-held house?
The rooms nobody uses. Garages, storage under the house, sheds on a terraced yard and closets fill up over decades, and on a hillside lot they're often the hardest to reach. Clearing them first frees space to stage the main rooms and gives you a realistic sense of how much is left.
- Photograph and list anything you may sell or appraise separately
- Offer items to relatives with a firm pick-up date
- Schedule donation pick-ups; check that the truck can reach the house
- Book a hauler for the last pass
- Keep paperwork together: permits, past repair invoices, warranties, the deed and the property tax bill
How do I prepare a Silver Lake house for sale while downsizing?
Lightly, and with the buyer's questions in mind. Partially furnished rooms, cleared terraces and an honest condition file usually do more than a renovation. Parts of Silver Lake are mapped as a Very High Fire Hazard Severity Zone, but not every street is. Check the specific parcel on ZIMAS or the CAL FIRE map, and confirm with the natural hazard disclosure in escrow. Where it applies, brush clearance is required year-round and makes the lot show better.
What will buyers want to know about the neighborhood around a Silver Lake house?
Many ask about the reservoir. The Bureau of Engineering says the Silver Lake Reservoir Complex Master Plan, with a 2.5-mile tree-lined promenade, was approved by the City Council on August 23, 2023, when it certified the project's environmental report. Buyers on the east side often ask about the Glendale-Hyperion Bridge to Atwater Village, too. The Bureau's project timeline lists February 2026 as the construction start, with phased work and no full closure of the bridge. I'll point buyers to the official pages rather than guess at schedules.
How do I price a Silver Lake house when downsizing?
From recent nearby sales on comparable streets, adjusted for condition, slope, parking and views. A long-held house may need updates a buyer will price in, so I show you how condition and timing affect the range. My home review is a broker opinion of price, not an appraisal.
| Choice | What it can help with | What to weigh |
|---|---|---|
| Sell first, then buy | A known budget for the next home | A temporary move or a rent-back |
| Buy first, then sell | One move | Carrying two homes for a while |
| Sell with a short rent-back | Time to move after closing | Buyer must agree to the terms |
What does it cost to sell when downsizing in Silver Lake?
LA County's documentary transfer tax is $1.10 per $1,000 of the sale price; some cities add their own tax, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
LADBS requires the seller of residential property in the City of Los Angeles to give the buyer a Residential Property Report before the sale or the close of escrow (LAMC Section 96.300; $70.85 per report as of October 30, 2026). The LADBS Form 9 application says no new report is needed for six months after one is issued, and it lists exceptions, including property exempt from the documentary transfer tax and the first sale of a home in a subdivision whose final map was recorded not more than two years earlier. Check your transfer with LADBS before ordering.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
Proposition 19 may let an eligible homeowner move a property tax base to a replacement home; the BOE lists who qualifies, and your CPA or attorney can tell you whether it applies.
What to bring to your CPA or attorney: your purchase records and improvement receipts, the current property tax bill, the estimated closing statement, and the price range of the next home.

Questions
Silver Lake downsizing questions
- Should I sell or buy first when downsizing from Silver Lake?
- It depends on your budget and how many moves you'll accept. Selling first sets the budget; buying first means one move but two homes for a time.
- How far ahead should I plan a downsizing move in Silver Lake?
- Several months is comfortable. Sorting a long-held house and booking movers who can handle hillside access both take time.
- What are Red Flag parking days in Silver Lake?
- LAFD declares them in high fire weather. On those days, cars parked on posted hillside streets are towed, so move trucks need a backup date.
- Do I need to empty my Silver Lake house before listing?
- No. Partly furnished, clean rooms often photograph well. Clear storage areas and terraces so buyers can see the space.
- Will the reservoir project affect selling my Silver Lake house?
- Buyers often ask about it. Point them to the Bureau of Engineering's project pages for the approved plan and any schedule.
- Can I keep my property tax base when I downsize?
- Proposition 19 may allow it for eligible homeowners. Check the BOE's guidance and ask your CPA or attorney whether it applies.
- Do I need the Residential Property Report when downsizing?
- Usually yes. The City requires sellers to provide it, with some exceptions. Ask LADBS whether your transfer is exempt.
- Can I rent back my Silver Lake house after closing?
- Sometimes. A short rent-back needs the buyer's agreement and written terms in the purchase contract.
