What makes properties here different

Attached homes here sell against attached comparables, and association rules and fees belong in the disclosure package.

Durfee Avenue, where the greenway is planned, is one of three corridors the General Plan designates for mixed/multi-use development. The Housing Element says about 45 acres along Durfee are designated at 25 to 35 units per acre, envisions a neighborhood center at Durfee and Elliott avenues, and projects 473 units on 22.9 acres in the Durfee Corridor for the 2021-2029 cycle. If new units are built there, keep new construction separate from resales in the older planned developments when comparing.

Living in the neighborhood

Zamora Park, at 3820 Penn Mar Avenue, covers 5.2 acres. The City's Parks & Facilities page lists an outdoor basketball court, play structures, a multipurpose auditorium, meeting rooms, an Art House and a private picnic area for rent.
