Neighborhood overview
Downtown El Monte is in El Monte, California. Main Street, the El Monte Metrolink station, and small-lot neighborhoods south of Ramona Boulevard.
The Community Design Element sizes the Downtown at 200 acres, bordered by the Rio Hondo River, the railroad, and Interstate 10; those are plan boundaries, not parcel lines.
Neighborhood character
According to the Community Design Element, in the late 1800s Valley Boulevard was the only road and served as the Butterfield Stagecoach stop between Los Angeles and San Bernardino. That early main street gradually evolved into an outdoor shopping district.
The Element divides the Downtown into five subdistricts: a Government Center anchored by City Hall, the Los Angeles County Superior Court and the police station; a Main Street area bounded by the railroad, Santa Anita Avenue and Ramona Boulevard; a Cultural District with the Community Center, Historical Society Museum, Jack Crippen Senior Center, Aquatic Center, Tony Arceo Memorial Park and El Monte High School; residential neighborhoods; and the El Monte Gateway.
The residential subdistrict is an eclectic mix of housing projects and small neighborhoods south of Ramona Boulevard or along Tyler Avenue north of Downtown. The Element calls that fabric well established and says it could benefit from common design treatments, housing rehabilitation programs, and infrastructure improvements.
Homes & property types
A mix of small-lot single-family homes, higher-density residential, and senior projects.
The Housing Element says the Downtown Main Street Specific Plan analyzed up to 2,200 housing units. Density along Main Street stays low to keep its small-town character, while urban housing is promoted along Santa Anita Avenue, both sides of Valley Boulevard and around the Metrolink station. The Gateway Specific Plan around El Monte Station describes up to 1,850 units in a very high-density mixed-use configuration.
What makes properties here different
Proximity to Main Street and the station is a location fact. Comparable sets still depend on product type.

Metrolink's El Monte station is at 3629 Cypress Avenue.
