Neighborhood overview

Park El Monte is in El Monte, California. Southeast of Flair Park and the Rio Hondo.

Both the Community Design Element and the Housing Element place Park El Monte southeast of Flair Park and the Rio Hondo River; neither draws a parcel-level line.

Neighborhood character

The Housing Element describes curvilinear wide streets, lower-scale single-family homes, and quality housing, and says the neighborhood has great potential. Public schools in the neighborhood are exploring joint-use parks to provide recreational space, and improvements along the Rio Hondo River will eventually connect residents to the Whittier Narrows Recreational Area.

The Community Design Element adds that, due to the age of the housing, the area needs housing rehabilitation and improvements.

Flair Park, the district the neighborhood sits southeast of, was the original site of a World War II airfield and is named after the cable address of Fletcher Aviation, according to the Community Design Element. The Element says it has evolved into the City's professional office district.

Homes & property types

Lower-scale single-family homes on curvilinear wide streets. Housing age is the variable to read from each file.

What makes properties here different

Older housing makes updates, permits, and inspection findings a large part of the price conversation.

The Housing Element's Table H-2 projects 475 above-moderate-income units on 48.5 acres in Flair Park, the district the neighborhood borders, for the 2021-2029 cycle. If new units there come to market, compare a resale house on a curvilinear street with other single-family resales rather than with new construction.

Living in the neighborhood

The Housing Element describes the Emerald Necklace as a proposed 17-mile loop of trails and linear parks along the Rio Hondo and San Gabriel rivers, wrapping around and linking all El Monte neighborhoods, and it envisions joint school-parks open to the community after school hours.

Neighborhood FAQ

What should a homeowner know before selling in Park El Monte?
Older housing means the permit history and inspection findings matter, so gather records of any rehabilitation or later work before pricing. A property-specific review is advisory and is not an appraisal.
