Neighborhood overview

The Housing Element says Norwood-Cherrylee encompasses one-third of El Monte; its edges are drawn on the Element's neighborhood map, not parcel by parcel.
Neighborhood character
The 2021-2029 Housing Element describes established single-family homes anchored by Lambert Park. The neighborhood contains the Rurban Homesteads and Wye Street, built during the 1920s as part of an experimental federal housing program, and the Element says the individual deep lots were intended to allow for subsistence farming.
According to the Housing Element, many of the single-family homes next to the rivers are still used for equestrian purposes, and many streets in the northern section are not improved with sidewalks, reflecting the more rural nature and history of the neighborhood. The Community Design Element describes the same rural ambience and equestrian and agricultural heritage.
Homes & property types
Established single-family homes. The Housing Element notes deep setbacks on large lots that give the neighborhood a rural character. Lot depth and any equestrian use must be read from the parcel.
What makes properties here different
Deep lots and animal-keeping history make lot size and permitted uses part of the file. Confirm zoning with the City.
The Community Design Element lists equestrian areas among the places where the City may consider overlay zones with discretionary review (Policy CD-9.3), and it calls for equestrian amenities such as rolled curbs and alternative sidewalk design where appropriate (Policy CD-9.5).
Living in the neighborhood
Lambert Park, at 11431 McGirk Street, covers 9.3 acres. The City's Parks & Facilities page lists an indoor gymnasium, a multi-purpose auditorium for 150 guests, a lighted baseball diamond, a youth baseball diamond and picnic areas. School assignment depends on the address; confirm it with the district.
