How does a short sale work for an Atwater Village house?

A short sale means selling the house for less than the loan balance, and each lender on the property generally has to agree to the sale in writing before it closes, and a lender may decline. First speak with your servicer, a HUD-approved counselor and a California real estate attorney, and ask your CPA about forgiven debt.

Important: a short sale listing, or an offer waiting for lender review, does not stop a foreclosure sale. If a trustee's sale is scheduled, confirm the date with the servicer and ask whether it will be postponed, in writing, while the file is reviewed.

My role is the property: pricing it in a way the lender's valuation can support, marketing it carefully, and keeping the buyer, the lender and escrow moving in step.

What are the steps in an Atwater Village short sale?

  1. Confirm your loans and dates with each servicer, including any second loan or line of credit.
  2. Talk with a HUD-approved counselor. A HUD-approved housing counselor offers independent help; HUD says you don't need to pay fees for foreclosure prevention help. Use HUD's counselor search or call (800) 569-4287.
  3. Ask your attorney and CPA how a shortfall and any forgiven debt would be handled.
  4. Gather the lender's package: hardship letter, income records, bank statements and tax returns, as the servicer requests.
  5. List at a price the lender's valuation can support, with the short sale terms disclosed to buyers.
  6. Submit the accepted offer with the package and respond quickly to lender requests.
  7. Close only after written approval from every lender involved.

Don't pay upfront fees to anyone promising to stop a foreclosure or arrange a loan change. The CFPB warns about foreclosure relief scams, and HUD-approved counseling costs nothing.

What does a lender look at on an Atwater Village house?

The lender orders its own valuation, and that opinion has to make sense against the price. Three local items often come up.

ItemWhy it mattersWhere to check
Zoning stringCity GeoHub layers queried October 29, 2026, show R1-1-RIO as the largest single zone east of the river, with multifamily and industrial zones in parts. The zone shapes comparable sales.ZIMAS
Earthquake and liquefaction mappingParts of the neighborhood fall in a mapped Earthquake Fault Zone or liquefaction zone, which the disclosure report shows and buyers weigh.EQ Zapp
Repair scopeZI-2358 says repair work is not treated as a River Improvement Overlay project, so lender-requested fixes usually don't need a City Planning clearance.City Planning

LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 29, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.

How long does a short sale take?

Longer than a standard sale, because the lender's review is added on. The timing varies by lender and by how complete your package is. Quick, complete answers to the lender's questions keep the file moving.

What can you expect from buyers in a short sale?

Buyers know approval isn't certain, so they look for a clear process. I explain the short sale terms in the listing, set realistic timing, and keep buyers informed so a good offer stays in place while the lender decides.

What costs come up in a short sale?

In many short sales the lender's approval sets which costs are paid from the proceeds. Transfer tax, escrow, title and commission are part of that review. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.

The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.

Bring these to your CPA or attorney: lender notices, the approval letter when it arrives, any deficiency language, and the estimated closing statement.

Atwater Village's eastern edge meets the City of Glendale line, and City of Los Angeles selling rules apply only to addresses inside LA City limits, so confirm the parcel on ZIMAS before relying on them.
