An as-is listing means you are offering the home in its current condition and are not agreeing in advance to make repairs. Buyers may still inspect the property and negotiate repairs, credits or other terms. An as-is sale does not eliminate applicable seller disclosure obligations under California law (Civil Code section 1102, section 1102.2 and section 1103). Ask your real estate agent or a California attorney which disclosures apply to your property and circumstances.
What are the steps to sell an Atwater Village house as-is?
- Decide what "as-is" means for you: no repairs at all, or cleanup and a few low-cost fixes.
- Gather what you know about the house: past repairs, leaks, insurance claims, permits.
- Print the ZIMAS report and note the zoning string.
- Check the address on EQ Zapp for fault-rupture and liquefaction zones.
- Pull the LADBS permit history and compare it with the house today.
- Order the Residential Property Report. LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 29, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
- Consider a pre-listing inspection, so buyers see the condition up front.
- Price for the condition, then review offers with the inspection results in mind.
How do Atwater Village buyers think about an as-is house?
They price in what they would change, then ask what the City allows. Two local rules come up most.
The river overlay. City GeoHub zoning layers queried October 29, 2026, show the RIO suffix on nearly every zoned parcel east of the river. City Planning's ZI-2358 says a building permit for a covered RIO project needs a City Planning clearance first, but it does not treat these as projects:
- Interior remodeling, interior rehabilitation and repair work
- Alterations or additions valued under 50 percent of the building's replacement cost in any 24-month period, as LADBS determines
- Grading, demolition, pool, solar, interior and sign permits
That list lets a buyer plan a kitchen, baths or a new roof with more confidence. A second story or a large addition is the buyer's question to take to LADBS and City Planning.
The pedestrian district. The Atwater Village Pedestrian Oriented District, adopted by Ordinance No. 173,676, covers parts of Glendale Boulevard and Los Feliz Boulevard. Its project definition excludes buildings used entirely for residential dwelling units, so for most houses it won't come into play. It matters for a mixed-use or commercial building on those boulevards.
Which disclosures still apply in an as-is sale?
The ones the law requires. The natural hazard disclosure report shows whether the address falls in a mapped Earthquake Fault Zone or liquefaction zone, and City maps based on State data show both in parts of Atwater Village. Gather records early and list what you know about the house. Ask your agent or a California attorney which forms apply.
Should you fix anything before selling as-is?
A small spend may be worth it. Use this checklist.
- Remove debris and personal items so inspectors can reach every room
- Fix active leaks that could cause more damage while the house is listed
- Replace burned-out bulbs and missing smoke or carbon monoxide alarms
- Trim the yard so the house photographs well
- Skip cosmetic remodels a buyer may redo anyway
How is an as-is Atwater Village house priced?
From recent nearby sales, adjusted for condition and the work a buyer will see. A pre-listing inspection makes that adjustment clearer. My home review is a broker opinion of price, not an appraisal.
What does an as-is sale cost?
The same items as any sale, without repair spending. LA County's documentary transfer tax is $1.10 per $1,000 of the sale price, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
Atwater Village's eastern edge meets the City of Glendale line, and City of Los Angeles selling rules apply only to addresses inside LA City limits, so confirm the parcel on ZIMAS before relying on them.

Questions
Atwater Village as-is questions
- Can I sell my Atwater Village house without making repairs?
- Yes. An as-is listing offers the house in its current condition, though buyers may still inspect it and ask for repairs or credits.
- Do I still have to disclose problems if I sell as-is?
- Yes. An as-is sale does not remove the disclosures California law requires. Ask your agent or a California attorney which ones apply to your property.
- Does the River Improvement Overlay affect a buyer's remodel?
- It depends on the scope. ZI-2358 says work consisting only of interior remodeling or repair is not treated as a RIO project, while larger additions need a City Planning clearance first.
- Should I get a pre-listing inspection for an as-is sale?
- It often helps. Buyers see the condition up front, which can lead to fewer surprises in escrow.
- Will I get less for my house if I sell as-is?
- Buyers price in the work they see. A clear inspection and a clean house help them judge it fairly.
- Do I need the Residential Property Report for an as-is sale?
- Yes, in most cases. The City requires sellers to provide it with some exceptions, and a recent report can sometimes be reused.
- Is my as-is Atwater Village house in an earthquake zone?
- It depends on the address. Parts of the neighborhood are mapped in an Earthquake Fault Zone or liquefaction zone, and EQ Zapp shows the result.
- Can buyers still negotiate on an as-is house?
- Yes. Buyers can still inspect and ask for repairs, credits or other terms, and you choose how to respond.
