What are the steps to sell from a distance?
- Set your dates: start of the new job, lease end, or any other fixed date.
- Decide on occupancy: sell while living there, sell vacant, or sell with a tenant under the lease terms.
- Arrange remote signing with escrow, including any notary needs where you'll be.
- Leave the paperwork: ZIMAS report, permits, warranties, utility contacts, HOA details if any.
- Check EQ Zapp for the address before disclosures begin.
- Approve a prep plan by photo and video.
- Review offers by phone or video, then sign electronically where escrow allows.
What should an out-of-town seller know about Atwater Village access?
Buyers will ask how they get in and out, and the answer is changing for a few years. The Bureau of Engineering's Glendale-Hyperion Bridge Improvement Project began construction in February 2026 and is expected to take five to six years. The Bureau says there will be various traffic control phases and that the bridge will not be fully closed to traffic. The project list also includes realigning the I-5 northbound off-ramp to allow travel both ways on Glendale Boulevard.
City freeway maps show the Golden State Freeway (I-5) and the Glendale Freeway (SR-2) within the area east of the river. I describe the routes plainly in the listing, check the Bureau's page before each open house, and adjust directions as phases change.
How do you manage an empty house from far away?
| Task | Who handles it | Note |
|---|---|---|
| Lockbox and showing access | Listing agent | Showings logged and confirmed |
| Utilities | You, set before you leave | Keep power and water on for inspections |
| Yard and cleaning | Vendors I coordinate | Regular visits while listed |
| Insurance | You and your insurer | Ask whether a vacant house needs a different policy |
| Mail and packages | You | Forward mail to the new address |
What will buyers ask about the house itself?
Two usually. First, the zoning: City GeoHub layers queried October 29, 2026, show the River Improvement Overlay suffix on nearly every zoned parcel east of the river, and ZI-2358 says work consisting only of interior remodeling or repair is not treated as a RIO project. Second, the disclosure report: parts of the neighborhood are mapped in an Earthquake Fault Zone or a liquefaction zone, and buyers read that section closely. Having both answers in the file keeps the sale on track while you're away.
LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 29, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
What does it cost to sell when you relocate?
LA County's documentary transfer tax is $1.10 per $1,000 of the sale price, and your escrow estimate shows the exact figure. For qualifying transactions closing after June 30, 2026, Los Angeles Measure ULA imposes an additional 4% tax when the value conveyed exceeds $5,400,000 but is below $10,900,000, or 5.5% when the value conveyed is $10,900,000 or more. The applicable ULA rate is calculated on the full gross value conveyed, not just the amount above the threshold. The City's 0.45% base transfer tax and the County documentary transfer tax are separate charges. Confirm the calculation and any applicable exemptions with your escrow officer. Escrow, title and commission are listed on the estimated closing statement, and some employers' relocation packages cover part of them.
The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker.
Questions to bring to your CPA or attorney
- How the home sale exclusion applies if you've moved out
- How relocation benefits from your employer are taxed
- How the sale is reported if you've changed states
Atwater Village's eastern edge meets the City of Glendale line, and City of Los Angeles selling rules apply only to addresses inside LA City limits, so confirm the parcel on ZIMAS before relying on them.

Questions
Atwater Village relocation questions
- Can I sell my Atwater Village house after I've moved away?
- Yes. With remote signing, a plan for the empty house and a local agent handling showings, you may be able to close without returning; ask escrow early.
- Should I sell my house empty or with my furniture in it?
- It depends on the house. Empty homes are easier to manage from afar, and light staging can help rooms photograph well.
- How do I sign closing documents from another state?
- Escrow can arrange remote or mobile notary signing. Ask your escrow officer early which documents need a notary.
- Will the Glendale-Hyperion Bridge construction affect showings?
- It may change routes. The Bureau of Engineering says the bridge will not be fully closed, and it says details will be provided ahead of traffic control measures.
- How long does it take to sell an Atwater Village home remotely?
- It depends on price, condition and the market. Preparation and paperwork done before you leave make the biggest difference.
- Who looks after my vacant house while it's listed?
- I coordinate cleaning, yard care and showing access, and you keep utilities and insurance in place.
- What does RIO mean on my Atwater Village zoning report?
- It is the City's River Improvement Overlay. Work consisting only of interior remodeling or repair is not treated as a RIO project, while larger additions need a City Planning clearance.
- Can I rent my house out instead of selling?
- You can. Check rent rules with the Los Angeles Housing Department and weigh landlord duties from afar before deciding.
