What does "as-is" mean in a California sale?
It means you won't make repairs as a condition of the sale. It does not reduce what you must disclose: the Transfer Disclosure Statement and other required forms still apply, and buyers can still inspect (California Courts Self-Help Guide).
Which repairs are worth it before listing in Alhambra?
Usually only cleaning, safety items and anything a lender would flag. Designated homes need a Certificate of Appropriateness before exterior work.
How are as-is homes priced in Alhambra?
Compare against recent Alhambra sales of homes needing similar work. The price has to leave room for the buyer's repair budget.
What local rules matter when selling as-is in Alhambra?
Alhambra's 2025 preservation ordinance (Chapter 23.23) only reaches homes the City designates; for those, exterior projects need a Certificate of Appropriateness. Mills Act tax savings in Alhambra require designation and a 10-year work plan, and the contract transfers with the home to the buyer. Owners selling in Alhambra pay only the county's documentary transfer tax, $0.55 per $500 of value; Alhambra adds no city transfer tax (LA County Registrar-Recorder).

Questions
What do Alhambra owners ask?
- Do I need city approval to sell an Alhambra landmark as-is?
- No approval is needed to sell. Approval matters only for exterior work: a designated landmark or contributor needs a Certificate of Appropriateness under Chapter 23.23 before changes. Sidney Manzo, an Alhambra agent in real estate since 1990, checks the address before you promise anything to a buyer. Talk with Sidney about your Alhambra home
