How do the 45- and 180-day 1031 deadlines work?
You have 45 days from the sale to identify replacement property in writing, and must receive it within 180 days or by your tax return due date, if earlier. The IRS says these limits are not extended except in presidentially declared disasters (IRS FS-2008-18).
How do you sell a tenant-occupied Alhambra rental?
With proper notice for showings (Cal. Civ. Code §1954) and a clear lease plan.
Does rent control or just-cause law apply in Alhambra?
AB 1482 sets the state rent cap and just-cause rules (City of Alhambra). Alhambra's Ordinance O2M26-4861 (effective September 6, 2026) raises no-fault relocation help to three months' rent; except for demolition or substantial remodel, it skips properties with four or fewer units.
What Alhambra rules matter for an investment sale?
Alhambra's 2025 preservation ordinance (Chapter 23.23) only reaches homes the City designates; for those, exterior projects need a Certificate of Appropriateness. Mills Act tax savings in Alhambra require designation and a 10-year work plan, and the contract transfers with the home to the buyer. Heirs selling in Alhambra pay only the county's documentary transfer tax, $0.55 per $500 of value; Alhambra adds no city transfer tax (LA County Registrar-Recorder).
