Can I keep my parent's tax base?
Under Proposition 19, a child who moves in as a primary residence may keep part of the parent's taxable value, within limits, and must file with the County Assessor. A child who rents the house out does not qualify. Rules as of October 15, 2026; ask a California attorney or CPA before deciding.
What changes if heirs rent the house?
Heirs become landlords. The LA Housing Department says the City's Rent Stabilization Ordinance generally applies to rental units built on or before October 1, 1978, which includes many Tujunga homes with a second unit; a single-family house may be treated differently. Ask the Housing Department or counsel which rules cover the property before signing a lease.
Which Tujunga records should heirs pull?
The LADBS building records, since the City has issued permits here since annexation in 1932. (ladbs.org) The ZIMAS profile for zoning, any Specific Plan and the fire-zone line. (zimas.lacity.org) The LAUSD Resident School Identifier result for the address. (rsi.lausd.net)
