A smaller California residence with morning light — a next-home conversation, not a promised close

How do I downsize from my Tujunga home?

Decide the order first: sell, then buy, or line up the next home before closing. Owners 55 and older may carry their tax base to a replacement home anywhere in California under Proposition 19, within the time limits. Sidney Manzo, in real estate since 1990, prices the Tujunga house and builds the calendar.

Can I take my tax base with me?

Under Proposition 19, a homeowner 55 or older may transfer the taxable value of a primary residence to a replacement anywhere in California, up to three times, if the replacement is bought within two years of the sale. A higher-priced replacement adds part of the difference. Rules as of October 15, 2026; confirm with the County Assessor and a CPA.

How much gain can I exclude?

Up to $250,000, or $500,000 for a married couple filing jointly, if you owned and lived in the home two of the last five years (IRS Topic 701). Long-held Tujunga homes can exceed that; a CPA runs the numbers.

What makes a large Tujunga lot easier to sell?

Cleared brush, because LAFD inspects hillside parcels in the Very High zone each year. (lafd.org) A clean LADBS record for sheds, studios and second structures. (ladbs.org) A ZIMAS printout showing zoning, so buyers know what the lot allows. (zimas.lacity.org)
