What does as-is mean in a California sale?
The seller doesn't agree to make repairs as a condition of the sale. Buyers can still inspect, ask questions and negotiate, and the price reflects the condition they find.
When does a repair make sense?
When it costs less than the discount buyers would ask for, or when a lender would refuse the loan without it. Otherwise, price for condition.
What Temple City rules and costs come up in an as-is sale?
Temple City requires vacant or abandoned properties to be registered within 10 days of vacancy, with a $160 annual fee (Ordinance 11-949). (templecityca.gov) Temple City protects native California oaks on private property; the City's urban forestry FAQ tells owners to have an arborist evaluate pruning or removal and the permits it needs. (templecityca.gov) The LA County Registrar-Recorder lists the county documentary transfer tax at $1.10 per $1,000 of value, and Temple City is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica). (lavote.gov) Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract.
What does it cost to sell as-is?
Commission, escrow and title fees, the transfer tax and any credits you choose to give (LA County Registrar-Recorder). The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Skipping repairs removes contractor bills, not closing costs.

Questions
What do Temple City owners ask?
- Do I have to disclose problems if I sell as-is?
- Yes. As-is limits repairs, not disclosure duties; this is general information (Civ. Code §1102). Sidney, in real estate since 1990, walks you through the disclosure forms. Talk with Sidney about your Temple City home
- What about unpermitted additions?
- They must be disclosed and can affect price and financing (Civ. Code §1102). Sidney Manzo (in real estate since 1990) prices homes with unpermitted work. Talk with Sidney about your Temple City home
- Will an FHA or VA buyer want repairs?
- Possibly. Those loans have property standards, so some offers may ask for safety fixes. In real estate since 1990, Sidney screens offers for loan type early. Talk with Sidney about your Temple City home
- Should I order a pre-listing inspection?
- Often, yes; it shows known issues up front. Sidney Manzo, in real estate since 1990, recommends inspectors and shares reports with buyers. Talk with Sidney about your Temple City home
