What does as-is mean in a California sale?

As-is means the seller does not agree to make repairs as a condition of the sale. Buyers still inspect, and the price reflects the condition they find. Ask your broker which seller forms apply to your home.

Which repairs are worth it before listing in Pasadena?

Small items that photograph badly are often worth fixing: paint, lighting, landscaping and a deep clean. In Pasadena landmark districts, exterior changes need City review first, so Sidney usually starts inside.

How are as-is homes priced in Pasadena?

Pricing compares the home with recent Pasadena sales of homes in similar condition, not with remodeled homes.

What is specific to Pasadena?

The City of Pasadena says landmark designation does not affect how a property is used or sold, but exterior changes in designated areas need a Certificate of Appropriateness before a building permit is issued (cityofpasadena.net, accessed October 13, 2026). The LA County Registrar-Recorder lists the county documentary transfer tax at $0.55 per $500 of value, and Pasadena is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica) (lavote.gov, accessed October 13, 2026). Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract. The City of Pasadena says Measure H, effective December 22, 2022, limits rent increases and evictions for multi-unit rentals built before February 1, 1995, while condominiums and single-family homes are not covered (cityofpasadena.net, accessed October 13, 2026).
