Sidney works alongside your attorney and CPA; this is general information. Rules as of October 13, 2026.
Can you sell your Pasadena home after you move?
Yes. Many owners move first and sell a vacant home. Sidney handles access, vendors and showings and sends you an update after each step.
How do you prepare a vacant home?
A vacant home needs utilities on, regular checks and light staging so rooms read well in photos. Sidney schedules the work and checks on the home while it is listed.
What timeline should you plan for?
Allow a few weeks for preparation and photos, then the time on market and an escrow period of roughly a month.
What is specific to Pasadena?
The City of Pasadena says Measure H, effective December 22, 2022, limits rent increases and evictions for multi-unit rentals built before February 1, 1995, while condominiums and single-family homes are not covered (cityofpasadena.net, accessed October 13, 2026). The LA County Registrar-Recorder lists the county documentary transfer tax at $0.55 per $500 of value, and Pasadena is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica) (lavote.gov, accessed October 13, 2026). Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract. The City of Pasadena says landmark designation does not affect how a property is used or sold, but exterior changes in designated areas need a Certificate of Appropriateness before a building permit is issued (cityofpasadena.net, accessed October 13, 2026).
