How do I downsize from a La Crescenta home?

Start with timing and tax: decide whether you buy first, sell first or rent in between, and ask whether Proposition 19 lets you carry your assessed value to the next home. Sidney Manzo, in real estate since 1990, prices the La Crescenta house and builds the sale calendar around your next address.

Can I take my property tax base with me?

Under Proposition 19, a homeowner 55 or older, severely disabled, or whose home was lost to wildfire or disaster can transfer the base-year value to a replacement primary residence anywhere in California, up to three times, within two years of the sale, with an adjustment if the new home costs more. The LA County Assessor processes the claim.

How much of the gain is taxable?

Federal law lets many owners exclude up to $250,000 of gain, or $500,000 for married couples filing jointly, on a main home they owned and lived in for two of the last five years (IRS Topic 701). Long-held homes can exceed that; a CPA should run the numbers before listing.

What makes downsizing from La Crescenta different?

Many owners here are leaving a sloped lot with stairs and yard upkeep; Regional Planning notes the community's northern edge runs against the San Gabriel Mountains and Angeles National Forest. (planning.lacounty.gov) Older housing is common, with about 83 percent built before 1979, so a pre-listing inspection helps decide which repairs are worth doing before the move. (planning.lacounty.gov) If the parcel is in a High or Very High Fire Hazard Severity Zone, gather defensible space records early; Civil Code 1102.19 addresses them at sale.
