Does as-is change what you must disclose?
As-is doesn't change your disclosure duties. The Transfer Disclosure Statement and natural hazard forms still go to the buyer (Civ. Code §1102). Gathering permits, invoices and any pest report first keeps questions short.
Should you fix anything at all?
Only items that block a loan or scare off showings, such as active leaks, missing handrails or broken windows. Cosmetic choices can be left to the purchaser.
Which San Marino records and fees matter?
San Marino requires Design Review Committee approval for new or replacement homes, second-story additions and exterior changes visible from the street (SMMC 23.15.04). (City of San Marino) San Marino requires owners to register an uninhabited residence with the San Marino Police Department and pay an annual fee while it stays vacant. (City of San Marino) San Marino adds no city transfer tax; only the LA County rate of $1.10 per $1,000 applies. (LA County Registrar-Recorder)
What does it cost to sell as-is?
Commission, escrow and title fees, the transfer tax and any credits you choose to give (LA County Registrar-Recorder). The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Skipping repairs removes contractor bills, not closing costs. Termite and sewer-lateral inspections are common requests on older properties. Ordering them early gives you numbers to share instead of waiting for a buyer's contractor to set the terms.
