Does as-is change what you must disclose?
As-is doesn't change your disclosure duties. The Transfer Disclosure Statement and natural hazard forms still go to the buyer (Civ. Code §1102). Gathering permits, invoices and any pest report first keeps questions short.
How much clean-out is needed?
Enough that rooms, the garage and the yard can be seen clearly. Donation pickups and a hauling crew handle most homes within a week or two.
Which Pomona records and fees matter?
Pomona is one of five LA County cities with its own transfer tax: $2.20 per $1,000 in addition to the county's $1.10. (lavote.gov) Pomona's Rent Stabilization and Eviction Control Ordinance of 2025 (Ord. 4359) caps rent increases on covered units at 5 percent of the highest rent in the prior 12 months, once per 12 months, and requires just cause to end a tenancy; Costa-Hawkins exemptions, such as units with a certificate of occupancy after February 1, 1995, limit the rent cap (Municipal Code 30-571 to 30-582). (library.municode.com) Pomona bars anyone from advertising, listing, renting or operating a short-term rental without a City short-term rental (STR) permit (Municipal Code 30-591). How are as-is homes priced in Pomona?
Against recent nearby sales of homes in similar condition, not remodeled ones, leaving room for the buyer's renovation budget.

Questions
What do Pomona owners ask?
