Does as-is change what you must disclose?
As-is doesn't change your disclosure duties. The Transfer Disclosure Statement and natural hazard forms still go to the buyer (Civ. Code §1102). Gathering permits, invoices and any pest report first keeps questions short.
Which repairs are worth it before listing in La Verne?
Few. A deep clean, cleared rooms, working smoke and carbon monoxide alarms and fresh photos usually matter more than projects that buyers would redo anyway.
Which city and county rules apply here?
Parts of La Verne fall under the Lordsburg Specific Plan (updated 1-25-24) and the Old Town La Verne Specific Plan, which add design rules for older buildings. (laverneca.gov) A La Verne sale's deed should go to the LA County Recorder with the buyer's Preliminary Change of Ownership Report, or 'the recorder may charge an additional recording fee' of $20 (Rev. & Tax. Code §480.3(b)). (lavote.gov) The LA County Registrar-Recorder lists the county documentary transfer tax at $1.10 per $1,000 of value, and La Verne is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica). (lavote.gov) Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract.
How are as-is homes priced in La Verne?
Against recent nearby sales of homes in similar condition, not remodeled ones, leaving room for the buyer's renovation budget. Keep receipts for anything replaced in recent years, such as a water heater, roof or electrical panel. Buyers of older homes read those records closely, and they can narrow the discount offered for condition.
