How is an as-is contract different?
The paperwork is standard; the difference is the seller's position on requests. You may still choose to grant a credit, but nothing obliges you to fix anything.
Is a pre-listing inspection a good idea?
Often. A report you order first shows buyers what they're getting, lets you price around known issues and reduces renegotiation after they inspect.
What is specific to selling as-is in La Puente?
La Puente's Building and Safety Division issues building, electrical, mechanical and plumbing permits and enforces substandard-structure abatement, so unpermitted work shows up in its records. (lapuente.org) A La Puente sale's deed should go to the LA County Recorder with the buyer's Preliminary Change of Ownership Report, or 'the recorder may charge an additional recording fee' of $20 (Rev. & Tax. Code §480.3(b)). (lavote.gov) The LA County Registrar-Recorder lists the county documentary transfer tax at $1.10 per $1,000 of value, and La Puente is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica). (lavote.gov) Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract.
What does it cost to sell as-is?
Commission, escrow and title fees, the transfer tax and any credits you choose to give (LA County Registrar-Recorder). The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Skipping repairs removes contractor bills, not closing costs. Photos and the written description should be honest about condition. Listings that name the work needed tend to attract purchasers who already budgeted for it, which can mean fewer cancellations once inspections come back.
