How is an as-is contract different?
The paperwork is standard; the difference is the seller's position on requests. You may still choose to grant a credit, but nothing obliges you to fix anything.
Should you fix anything at all?
Only items that block a loan or scare off showings, such as active leaks, missing handrails or broken windows. Cosmetic choices can be left to the purchaser.
What should buyers of a Glendora fixer expect locally?
Glendora has one designated Historic District, a residential neighborhood near the Glendora Village; exterior alterations there need a Certificate of Appropriateness reviewed by the Planning Commission. (cityofglendora.gov) In Glendora, Mills Act contracts (10-year term, renewing annually) are available only for properties designated as Historic Landmarks, and the owner agrees to preserve the exterior. (cityofglendora.gov) Under Glendora Municipal Code 21.03.030, if a nonconforming structure sits unused for 180 days or more it must be removed or altered to conform unless the Planning Commission grants more time, and a complete replacement must meet current code unless the Commission approves an exception. Can unpermitted work stop a sale?
Not by itself, but it must be disclosed and can limit financing or appraisal (Civ. Code §1102). Pulling the permit history early shows what is on record.

Questions
What do Glendora owners ask?
- Do I have to disclose problems if I sell as-is?
- Yes. As-is limits repairs, not disclosure duties; this is general information (Civ. Code §1102). In real estate since 1990, Sidney walks you through the disclosure forms. Talk with Sidney about your Glendora home
- Can I sell with tenants in place?
- Yes, though occupied homes need notice before showings, and tenant rights continue. Sidney Manzo, in real estate since 1990, schedules showings around occupants. Talk with Sidney about your Glendora home
- Should I order a pre-listing inspection?
- Often, yes; it shows known issues up front. Sidney, in real estate since 1990, recommends inspectors and shares reports with buyers. Talk with Sidney about your Glendora home
- How fast can an as-is sale close?
