Original-condition California bungalow at golden hour, sold as it stands

Home → Cities → Burbank → Selling as-is

Is selling your Burbank house as-is a good fit?

It can. California lets an owner sell without agreeing to repairs, though disclosure duties stay in place (Civ. Code §1102). Sidney Manzo, in real estate since 1990, works as a Burbank real estate agent on as-is listings: he sets a condition-based price and reaches buyers who plan their own work. What does as-is mean in a California sale?

The seller doesn't agree to make repairs as a condition of the sale. Buyers can still inspect, ask questions and negotiate, and the price reflects the condition they find.

Is a pre-listing inspection a good idea?

Often. A report you order first shows buyers what they're getting, lets you price around known issues and reduces renegotiation after they inspect.

What is specific to selling as-is in Burbank?

Burbank's Historic Resource Management Ordinance governs designated historic properties, and its Heritage Commission reviews designations. (burbankca.gov) When Burbank designates a historic property, the City records a covenant with the County Recorder that runs with the land and binds every future owner, so a title report will show it. (burbankca.gov) The LA County Registrar-Recorder lists the county documentary transfer tax at $1.10 per $1,000 of value, and Burbank is not one of the five cities that add a city rate (Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica). (lavote.gov) Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract.

What if the house is vacant?

Keep it secured, insured and maintained during marketing; some cities also require registering long-vacant homes, as the local rules above note.
