What does as-is mean in a California sale?
The seller doesn't agree to make repairs as a condition of the sale. Buyers can still inspect, ask questions and negotiate, and the price reflects the condition they find.
What low-cost prep pays off?
Hauling away clutter, trimming landscaping and replacing burned-out bulbs. Those steps help photos and cost little compared with a remodel.
What Altadena rules and costs come up in an as-is sale?
Altadena is unincorporated, and LA County Planning 'performs all land use planning functions for the unincorporated areas of Los Angeles County,' including the Altadena Community Plan. (planning.lacounty.gov) The Eaton Fire Altadena One-Stop Permit Center (464 W Woodbury Rd., Suite 210) handles rebuild permits, inspections and certificates of occupancy; County Planning offers fee waivers to owners who 'owned and lived on their properties before January 7, 2025.' (recovery.lacounty.gov) Altadena has no city transfer tax; deeds record with the LA County Registrar-Recorder at the county rate of $1.10 per $1,000. (lavote.gov) Altadena ZIP 91001 is an AB 851 ZIP: unsolicited offers to buy homes there are restricted through December 31, 2026 (Civil Code §2079.26). (leginfo.legislature.ca.gov)
What does it cost to sell as-is?
Commission, escrow and title fees, the transfer tax and any credits you choose to give (LA County Registrar-Recorder). The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Skipping repairs removes contractor bills, not closing costs.

Questions
What do Altadena owners ask?
- Can I sell my Altadena house as-is?
- Yes, but selling as-is still requires the seller's disclosures. The Transfer Disclosure Statement cannot be waived in an as-is sale (Civ. Code §1102 and §1102.1), natural hazard disclosures still apply (Civ. Code §1103), and the buyer may still inspect the home and negotiate on what they find. One local note: Altadena is unincorporated, so permit history comes from LA County records. Sidney will confirm pricing and preparation for the property side. - Can I sell with tenants in place?
- Yes, though occupied homes need notice before showings, and tenant rights continue. In real estate since 1990, Sidney schedules showings around occupants. Talk with Sidney about your Altadena home
- Can I give a credit instead of repairing?
- You can offer one; lenders limit how large it may be. Sidney Manzo, in real estate since 1990, negotiates credits with buyers. Talk with Sidney about your Altadena home
- What if the roof or foundation has problems?
- Disclose them and price for them; some buyers specialize in that kind of work (Civ. Code §1102). Sidney, in real estate since 1990, gets repair estimates buyers can see. Talk with Sidney about your Altadena home
- How fast can an as-is sale close?
- It depends on the loan; organized paperwork removes avoidable delays. Sidney Manzo (in real estate since 1990) collects reports up front. Talk with Sidney about your Altadena home
- Is a quick estimate available?
- Yes. Recent comparable Altadena sales, adjusted for condition, set a likely range. Sidney Manzo, in real estate since 1990, provides it without charge. Get my free home review
