Should I sell my Arcadia house before I buy another one?

It comes down to how much equity you need for the next purchase, whether you can carry two homes for a while, and how flexible your move date is. Arcadia adds one wrinkle: if you buy first and the house sits empty 30 days or more before it's listed or in escrow, the City may require registration.

What is Arcadia's unoccupied residence rule?

The City of Arcadia's Unoccupied Residence Registration Ordinance, Ordinance No. 2346, took effect May 5, 2017. It treats a building intended as a single-family residence as unoccupied once it has been vacant for at least 30 days, and requires registration so the City has a reliable contact for maintenance and health and safety issues. The City notes that houses actively under construction, in escrow to be sold or transferred, or being actively marketed by an identified listing agent are not considered unoccupied. Registration can be submitted online through the City's Code Services Division. Rules as of November 1, 2026; they change, so check the official source.

What that means under the City of Arcadia's rule: a buy-first plan often includes a period when you've moved into the new home and the Arcadia house sits empty while you pack, repair or prepare it. If that stretch runs past 30 days before the home is on the market with a listing agent or in escrow, check with Code Services whether you need to register. An empty house also needs regular checks for security, landscaping and mail, and a word with your insurance agent about vacancy terms. This page is general information, not legal or tax advice.

When does selling first or buying first tend to fit?

Selling first tends to fit when you need the sale proceeds for the down payment, you'd rather not carry two mortgages and two sets of housing costs, and you want your next offer to stand on its own. The trade-off is a possible gap between homes; some sellers negotiate a short stay after closing, others rent or store belongings.

Buying first tends to fit when a lender will approve the new loan while you still own the Arcadia house, or have a bridge plan, and you want to move once and prepare the empty house properly before showings.

Owners 55 and older. If you plan to carry your property tax base to a replacement home under Prop 19, the State Board of Equalization explains that the order of the two purchases affects the value limits and what you pay in the meantime. The BOE lists April 1, 2021 as the date these rules took effect, and the replacement must be purchased or newly built within two years of the sale of the original home. See How does Prop 19 affect selling or inheriting a home in California? Ask an attorney or CPA to confirm your own case.

Why does the answer depend on your home?

Whether buying first is comfortable usually depends on what your Arcadia home will sell for and how long that takes:

  • recent nearby sales of homes like yours
  • condition, and how much preparation the house needs
  • what you still owe
  • the price of the home you're moving to

A home value review gives you an opinion of value for your address, based on recent nearby sales. With that in hand, we can compare a sell-first and a buy-first timeline for your situation. It's a personal review of your address by Sidney Manzo, not an automated estimate. No obligation to list.

Questions homeowners ask next

Do I have to register my empty Arcadia house?
Under the City of Arcadia's Ordinance No. 2346, a building intended as a single-family residence that has been vacant for at least 30 days is considered unoccupied and must be registered. The City notes that homes actively under construction, in escrow to be sold or transferred, or actively marketed by an identified listing agent are not considered unoccupied. Check with the City's Code Services Division if your timing is close.
How do I register an unoccupied Arcadia residence?
The City of Arcadia says the registration can be submitted online, and its Code Services Division handles questions. The purpose, according to the City, is to give it a reliable contact for maintenance and health and safety issues at the property. If you buy first and expect the Arcadia house to sit empty while you prepare it, look at the City's page before the 30-day mark.
What does an empty house need while I prepare it?
Beyond any City registration, an empty house needs regular checks for security, landscaping and mail, so it doesn't look vacant or fall behind on upkeep before showings. Talk with your insurance agent too, since many policies have vacancy terms that change coverage after a set period. Preparing the house while it is empty can make repairs and staging easier, which is one reason some owners buy first.
Does the order matter for Prop 19 if I'm 55 or older?
Yes. The State Board of Equalization explains that the order of the two purchases affects the value limits for the replacement home and what you pay in property tax in the meantime. Per the BOE, a replacement bought before the sale has the tightest limit, and you pay tax on its full value until the original sells. Ask an attorney or CPA to confirm your own case.
Is it smarter to sell first or buy first?
Neither order is right for everyone. Selling first suits owners who need the proceeds for the down payment or don't want two sets of payments. Buying first suits owners whose lender will approve the new loan, or who have a bridge plan, and who want one move. It depends on your equity, financing, timing and the home itself, and a home value review is the first number to have.
