Should I sell my Altadena house or rent it out?

It depends on whether the rent would cover your mortgage, insurance and upkeep, whether you want to be a landlord, and how soon you need the equity. Altadena is unincorporated, so a rented house there falls under Los Angeles County's tenant rules, including registration and just-cause eviction protections.

Altadena

Are selling and renting really two different plans?

Yes. Selling turns the house into money you can use now: a down payment, a smaller mortgage, or savings. Keeping it as a rental turns it into a small business with a tenant, a lease, repairs and paperwork, in exchange for monthly income and continued ownership. Neither is right for everyone. The useful comparison is your likely sale proceeds today against what the rental would really pay you each year once every cost is counted.

Which County rules come with renting in Altadena?

Because Altadena has no city government, rentals there are covered by the County's Rent Stabilization and Tenant Protections Ordinance. The LA County Department of Consumer and Business Affairs (DCBA) explains that most single-family homes and condos in unincorporated areas are “partially covered,” meaning tenants have just-cause eviction protections but the rent is not restricted. Units are “fully covered,” with rent limits as well, when they sit on a property with two or more units and have a certificate of occupancy issued on or before February 1, 1995. DCBA says a new tenancy must be registered within 30 days of its start date, and registration fees are due each year by September 30: $30 for a partially covered unit and $90 for a fully covered one. Owners who are not current on fees cannot raise the rent. Rules and fees as of November 1, 2026; they change, so check the official source.

State law. The state Tenant Protection Act may also apply. Its rent cap, Civil Code section 1947.12, lists properties that are exempt, such as some single-family homes owned by individuals when the tenants get a written exemption notice, and it is set to remain in effect until January 1, 2030. Local ordinances add their own rules as well. Ask a landlord-tenant attorney how both would apply to your house before you sign a lease.

In plain terms, DCBA's rules mean that once a tenant moves in, getting the house back later is not simply a matter of ending the lease. Confirm the details with DCBA or a landlord-tenant attorney before you sign a lease. This page is general information, not legal or tax advice. Prop 19. If you are 55 or older and hope to carry your property tax base to a replacement home, renting first can change things. The California State Board of Equalization (BOE) says the original home must be your principal residence either at the time of sale or within two years of buying the replacement home. The BOE lists April 1, 2021 as the date these rules took effect, and the replacement must be purchased or newly built within two years of the sale of the original home. Ask a CPA or attorney how a rental period would affect you.

After the Eaton Fire. If your house was damaged in the January 2025 fire, renting may not be possible until repairs or a rebuild are finished, and the comparison looks different. DCBA asks property owners affected by the wildfires to contact it for help with registration questions.

Why does the answer depend on your home?

The rental math only works with real numbers for your house:

  • what it would sell for now, given recent nearby sales of similar homes
  • what it would rent for, and how many months a year it might sit empty
  • your mortgage, insurance and upkeep costs as a landlord
  • the repairs a tenant would need done first
  • whether the unit is partially or fully covered under the County's rules

How do you put a value on the sell side?

A home value review gives you an opinion of value for your address, based on recent nearby sales, so the sell side of your comparison is a number instead of a guess. It's a personal review of your address by Sidney Manzo, in real estate since 1990, not an automated estimate. No obligation to list.

Questions homeowners ask next

Does LA County rent control apply to my Altadena house?
Most single-family homes and condos in unincorporated LA County are partially covered, according to the County's Department of Consumer and Business Affairs: tenants have just-cause eviction protections, but the rent is not restricted. Full coverage, with rent limits too, applies to units on properties with two or more units and a certificate of occupancy dated on or before February 1, 1995. Ask DCBA or a landlord-tenant attorney how your house is classified.
Do I have to register a rental in Altadena?
DCBA says a new tenancy must be registered within 30 days of its start date, with annual fees due by September 30. It lists the fee as $30 for a partially covered unit and $90 for a fully covered one, and owners who are not current on fees cannot raise the rent. DCBA says owner-occupied units can request an exemption through the Rent Registry. Check the County's page for current amounts before you lease.
Can I sell later with a tenant living there?
Yes, a home can be sold with a tenant in place, but the tenant's rights continue under the lease and the County's just-cause rules. That can affect timing, showings and which buyers are interested, since many buyers want to move in themselves. Ask a landlord-tenant attorney first whether a reason for ending a tenancy is allowed and what notice or payment it requires, since that turns on your situation.
Does renting first affect Prop 19 if I'm 55 or older?
It can. The State Board of Equalization (BOE) says the original home must be your principal residence either at the time of sale or within two years of buying the replacement home. A rental period could change whether you meet that condition. A CPA or attorney can tell you how renting would affect your own plan, and how it could change the tax on your gain when you eventually sell.
What should I compare before deciding?
Compare what the house would sell for today with the rent you'd collect after insurance, upkeep, County registration fees and months it might sit empty. Add the repairs a tenant would need first, and whether Eaton Fire damage affects either path. A home value review gives you an opinion of value for your address, based on recent nearby sales, which is the sale side of that comparison.
