How do you build the estimate?
Think of it as one price and a short list of subtractions:
- the payoff on every loan or line of credit secured by the house
- commissions under your listing agreement
- escrow, title insurance, recording and notary fees
- property tax prorated to the closing date
- credits to the buyer after inspections
- the documentary transfer tax
Under Business and Professions Code section 10147.5, the amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. This page is general information, not legal or tax advice.
Transfer tax: county rate only. At recording, the LA County Registrar-Recorder applies the county documentary transfer tax: $0.55 for every $500, or part of $500, of value conveyed. The county's list of cities with a separate municipal rate does not include La Cañada Flintridge, so there's no second layer here: the Registrar-Recorder names Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica as the cities with their own rates. Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract. Rules and fees as of November 1, 2026; they change, so check the official source.
Do you need defensible-space documentation to sell?
Under Civil Code section 1102.19, since July 1, 2021, the seller of a home in a high or very high fire hazard severity zone must give the buyer documentation that the property meets Public Resources Code 4291 or the local vegetation management ordinance. Where an inspection with documentation is offered, the documentation must have been obtained within six months before the seller enters into the sale; otherwise seller and buyer can agree in writing that the buyer will obtain it. Rules and fees as of November 1, 2026; they change, so check the official source.
Whether this applies is a parcel question. Civil Code section 1103 requires a seller of a home in a very high fire hazard severity zone, or the seller's agent, to tell prospective buyers about that location when the section's map or knowledge conditions are met; ask a California attorney how it applies to your sale. The City of La Cañada Flintridge publishes a map of its local responsibility area fire hazard zones, and your natural hazard disclosure report confirms the zone for your address. If brush clearing or tree work is needed before an inspection, count it as a preparation cost. Hillside conditions such as slopes, retaining walls, drainage and private sewer or septic systems often show up in buyer inspections, and additions without approvals can lead to buyer requests. Ask a tax adviser about taxes on the sale, since escrow doesn't calculate them. Buying again too? See Should I sell my La Cañada Flintridge house before I buy another one?
Why does the answer depend on your home?
Costs are close to formula; the price isn't. It turns on:
- recent sales of homes like yours on nearby streets
- lot, views, slope and access
- condition and updates
- what you owe
Start by requesting a home value review. I look at your address and the nearby sales that compare to it, and you receive my opinion of value; with your payoff figure, that becomes an estimated net sheet. I handle each one myself rather than relying on an automated estimate, and you're under no obligation to list. I've been in real estate since 1990.
Questions homeowners ask next
- Is there a city transfer tax in La Cañada Flintridge?
- Not one the county lists. The LA County Registrar-Recorder applies the county documentary transfer tax of $0.55 for every $500, or part of $500, of value conveyed, and its list of cities with a separate municipal rate does not include La Cañada Flintridge. So a deed recorded for a sale here pays only the county amount. Ask your escrow officer or a real estate attorney who pays the transfer tax under your purchase contract.
- Do I need a defensible space inspection to sell?
- If the home is in a high or very high fire hazard severity zone, Civil Code section 1102.19 requires the seller to give the buyer documentation of compliance with defensible space law or the local vegetation management ordinance. Where an inspection with documentation is offered, it must be from the six months before you enter into the sale; otherwise seller and buyer can agree in writing that the buyer will obtain it.
- How do I know if my parcel is in a fire hazard zone?
- The City of La Cañada Flintridge publishes a map of its local responsibility area fire hazard severity zones, and your natural hazard disclosure report confirms the zone for your specific address. If your parcel is in a high or very high zone and brush clearing or tree work is needed before an inspection, count that work as a preparation cost when you estimate your net.
- Which hillside items show up in buyer inspections?
- Slopes, retaining walls, drainage and private sewer or septic systems often come up when buyers inspect hillside homes, and additions without approvals can lead to buyer requests too. Any credits you agree to come out of your proceeds. Knowing your home's condition and paperwork before you list lets you decide how to handle those items rather than react to them during escrow.
- How do I estimate my net proceeds?
- Request a home value review. I look at your address and the nearby sales that compare to it, and you receive my opinion of value. Take your lender's payoff figure, commissions, escrow and title, prorated taxes, any credits and the county transfer tax off that number, and you have an estimated net sheet. It's a personal review, and there's no obligation to list.
