Neighborhood character
The Spotlight says La Crescenta, the larger of the community's two subareas, lies north of I-210 and its grid runs parallel to the freeway, giving it a diagonal orientation. Montrose, south of I-210, is a planned subdivision dating from the early 1920s.
It counts 7,375 housing units in La Crescenta-Montrose: 76.5 percent single-family against a County average of 54.6 percent, 83 percent built before 1979, and less than 1 percent built since 2010.
The Crescenta Valley Water District's history says concerns about septic tanks and the local groundwater led it to form two sewer assessment districts in 1979 and build 64 miles of mainline sewer and 27 miles of house-connection laterals, finished in the mid-1980s. Ask whether a house is on the sewer or still on a septic system; the permit record and the District can confirm.
Homes & property types
Single-family homes on gentler lots, many built before 1979, with some multi-unit parcels.
What makes properties here different
Permits for additions, garage conversions and accessory units are common buyer questions here. Pull the County permit history before pricing.
Living in the neighborhood
Foothill Boulevard shopping and the I-210 on-ramps are a short drive; freeway proximity is a location fact, not a price.
