# Should I sell my Sierra Madre house before I buy another one?

If you need your equity for the next down payment, selling first is usually simpler; if you can carry two homes for a while, buying first saves a double move. In Sierra Madre, check your parcel's fire hazard zone early, because a home in a high or very high zone needs defensible-space paperwork for the buyer, with its own timing.

## What is the real trade between selling first and buying first?

Selling first means you know exactly what you have to spend, and your offer on the next home doesn't depend on another sale. The catch is the in-between: a rent-back from your buyer, a short-term lease, or storage.

Buying first means one move and no rush to choose. The catch is carrying two sets of housing payments until the Sierra Madre house closes, and needing a lender who will approve the new loan while you still own the old home.

## Which fire-zone paperwork does a Sierra Madre buyer get?

On May 27, 2025, the City of Sierra Madre Fire Department adopted the updated Fire Hazard Severity Zone map that CAL FIRE released in March 2025. The City says some areas, particularly in the foothill and canyon regions, are now designated Very High, and that homes in Very High zones must keep at least 100 feet of defensible space around structures. Owners can look up their own address through the City's page. Zones are set by official maps, so the answer is parcel by parcel. Rules and fees as of November 1, 2026; they change, so check the official source.

Civil Code section 1102.19 adds a step at sale. Since July 1, 2021, a seller of a home in a high or very high fire hazard severity zone must give the buyer documentation that the property complies with defensible space law (Public Resources Code 4291) or a local vegetation management ordinance. Where a local agency or qualified group offers an inspection with documentation, the seller provides documentation obtained in the six months before entering into the sale. If the seller hasn't obtained it, seller and buyer must sign a written agreement for the buyer to obtain it, in some cases within one year after escrow closes. Civil Code section 1103 requires a seller of a home in a very high fire hazard severity zone, or the seller's agent, to tell prospective buyers about that location when the section's map or knowledge conditions are met; ask a California attorney how it applies to your sale. This page is general information, not legal or tax advice.

Why that matters for timing: if you buy first and list months later, an inspection done too early may fall outside that six-month window. Ask the Sierra Madre Fire Department what documentation is available for your address and when to schedule it. Your escrow and transaction documents will set out exactly what's required. If you're 55 or older, the State Board of Equalization (BOE) explains that Prop 19's value limits depend on the order of the two purchases. The BOE lists April 1, 2021 as the date these rules took effect, and the replacement must be purchased or newly built within two years of the sale of the original home. Ask a CPA or attorney about your case, and see [How does Prop 19 affect selling or inheriting a home in California?](https://realestateworks.com/journal/how-does-prop-19-affect-selling-or-inheriting-a-home)

## Why does the answer depend on your home?

Whether buying first works for you mostly turns on what your house will bring:

- recent sales of similar homes nearby
- condition, including roof, vents and the vegetation around the house
- your loan balance
- where the parcel falls on the hazard map

A home value review gives you an opinion of value for your address, based on recent nearby sales, so you can compare both plans in real dollars. Then we can line up the closings and the fire-zone paperwork. It's a personal review of your address by Sidney Manzo, not an automated estimate. No obligation to list.

## Questions homeowners ask next

**Is my Sierra Madre home in a very high fire hazard zone?**

It depends on the parcel. The City of Sierra Madre adopted CAL FIRE's updated Fire Hazard Severity Zone map on May 27, 2025, and says some areas, particularly in the foothill and canyon regions, are now designated Very High. Homes in Very High zones must keep at least 100 feet of defensible space around structures. Look up your own address through the City's Fire Hazard Severity Zone page.

**What fire-zone document does a Sierra Madre buyer get?**

For a home in a high or very high fire hazard severity zone, Civil Code section 1102.19 requires the seller to give the buyer documentation that the property complies with defensible space law, or a local vegetation management ordinance. If the seller hasn't obtained it, seller and buyer must sign a written agreement for the buyer to obtain it. Your escrow and transaction documents will set out what's required.

**Does it matter when I get the defensible space inspection?**

Yes. Where a local agency or qualified group offers an inspection with documentation, Civil Code section 1102.19 refers to documentation obtained in the six months before the seller enters into the sale. If you buy first and list months later, an inspection done too early may fall outside that window. Ask the Sierra Madre Fire Department when to schedule it, with your listing date in mind.

**What is the catch with buying first?**

Buying first means one move and no rush to choose, but you carry two sets of housing payments until the Sierra Madre house closes. You also need a lender who will approve the new loan while you still own the old home. Line up that approval before you shop, and ask your lender how long it can hold both loans, so the plan doesn't depend on a sale date you can't control.

**Should I sell first or buy first?**

If you need your equity for the next down payment, selling first is usually simpler, though you may need a rent-back, a short-term lease or storage in between. If you can carry two homes for a while, buying first saves a double move. A home value review gives you an opinion of value for your address, so you can compare both plans in real dollars.
