# Should I sell my Pasadena house before I buy another one?

Most people who both sell and buy sell first, but the right order for you depends on your equity, whether you can carry two housing payments, and how tight your timing is. In Pasadena, the City presale certificate has to be in place before your sale closes, so build that step into either plan.

## Do most people sell first or buy first?

In Zillow's 2025 seller survey, 57% of sellers also bought a home. Among those seller-buyers, 59% sold first, 31% bought first and 10% did both at about the same time. That is a national pattern, not a rule for your house.

**Selling first.** You know your actual proceeds before you shop, and you make offers without a sale contingency. The trade-off: you may need somewhere to live between closings. Some sellers negotiate extra time in the home after closing; others rent short term.

**Buying first.** You move once, on your schedule. The trade-offs: you carry two homes until the Pasadena house closes, and if your purchase depends on selling, the seller of the home you want has to accept that. In the same Zillow survey, 39% of sellers said the offer they accepted was contingent on the sale of the buyer's previous home.

## What changes if you are 55 or older?

Under Prop 19, homeowners who are 55 or older, severely disabled, or victims of a wildfire or natural disaster may transfer their property tax base to a replacement home anywhere in California. The replacement home has to be purchased or newly built within two years of the sale, and the BOE lists April 1, 2021 as the date these base year value transfer rules took effect. The claim is filed with the Assessor in the county where the replacement home is, after both transactions are complete and you live there; the BOE notes it is not done through escrow. If you buy first, the BOE says you pay taxes on the full value of the replacement home until the original sells, with no refund. The BOE recommends consulting an attorney.

Ask a tax adviser how this fits your plans. This page is general information, not legal or tax advice. More in [How does Prop 19 affect selling or inheriting a home?](https://realestateworks.com/journal/how-does-prop-19-affect-selling-or-inheriting-a-home)

## What Pasadena step should you schedule either way?

Before escrow closes on a single-family house, condominium, townhouse or duplex, the City of Pasadena requires the owner to obtain a Presale Certificate of Completion or a Presale Certificate of Inspection. Some homes qualify for self-certification. Otherwise the City schedules an inspection, and any deficiencies mean a repair and re-inspection or a Transfer of Responsibility to the buyer. Rules and fees as of November 1, 2026; they change, so check the official source. If your purchase is timed to your sale, start this early. ## How do you compare the two plans for your home?

Whether you can comfortably buy first usually comes down to one number: how much your Pasadena house will bring after costs. That depends on:

- recent nearby sales of homes like yours
- your home's condition
- what you still owe
- whether you're downsizing or moving up

Once you have that number, you can compare a sell-first plan with a buy-first plan in actual dollars.

A home value review gives you an opinion of value for your address, based on recent nearby sales. From there, I can sketch a selling plan that lines up both closings. It's a personal review of your address by Sidney Manzo, not an automated estimate. No obligation to list.

## Questions homeowners ask next

**Do most people sell first or buy first?**

In Zillow's 2025 national survey of recent sellers, 57% also bought a home. Among those seller-buyers, 59% sold first, 31% bought first and 10% did both at about the same time. That is a national pattern, not a rule for your house. The right order for you depends on your equity, whether you can carry two housing payments, and how tight your timing is.

**What is the trade-off of selling first?**

Selling first means you know your actual proceeds before you shop, and you can make offers without a sale contingency. The trade-off is that you may need somewhere to live between closings. Some sellers negotiate extra time in the home after closing; others rent short term. Either way, line up that housing before your Pasadena sale closes so the move does not rush you.

**What is the trade-off of buying first?**

Buying first lets you move once, on your schedule, but you carry two homes until the Pasadena house closes. If your purchase depends on selling, the seller of the home you want has to accept that contingency. In Zillow's 2025 survey, 39% of sellers said the offer they accepted was contingent on the sale of the buyer's previous home, so it is common but not automatic.

**How long do I have to buy a replacement home under Prop 19?**

The BOE says an eligible owner, such as a homeowner 55 or older, must purchase or newly build the replacement home within two years of the sale of the original home. The BOE lists April 1, 2021 as the date these base year value transfer rules took effect. The claim is filed with the Assessor in the county where the replacement home is, after both transactions are complete. Ask a tax adviser or attorney how it fits your plans.

**Does the Pasadena presale certificate affect my timing?**

It has to be obtained before escrow closes on the Pasadena sale. The City of Pasadena says some homes qualify for self-certification. Otherwise the City schedules an inspection, and if deficiencies are found, repairs and a re-inspection, or a Transfer of Responsibility to the buyer, come first. If your purchase is timed to your sale, start the application early so it does not hold up either closing.
