# Should I sell my La Cañada Flintridge house before I buy another one?

Selling first works when your next purchase depends on this home's equity or you'd rather not carry two properties, and buying first works when financing allows and one move matters more. If you're 55 or older and using Prop 19, know that buying first means taxes on the new home's full value until the claim is processed.

## What are the two paths?

**Sell first.** You know your proceeds before you shop, and sellers of the next home see an offer that isn't tied to a sale. You may need a rent-back, a lease or storage in between.

**Buy first.** You move once and can prepare the house empty, but you carry two mortgages and two sets of housing costs until it sells, and your lender must approve the new loan with the old one still open.

## How does Prop 19 affect the order of purchases?

Prop 19 lets an owner who is 55 or older, severely disabled, or whose home was lost to wildfire or another disaster carry the taxable value of a principal residence to a replacement home in California. The State Board of Equalization lists the conditions: the original home must have been your principal residence when sold or within two years of buying the replacement, the replacement must be purchased or newly built within two years of the sale of the original home, and owners 55 and older can use the transfer up to three times. On sequence, the Board says a replacement bought before the sale must be of equal or lesser value, and that if you buy first you'll pay tax on the new home's full value until the original sells and the transfer is approved, with no refund for those months. The BOE lists April 1, 2021 as the date these rules took effect. Rules and fees as of November 1, 2026; they change, so check the official source. More background: [How does Prop 19 affect selling or inheriting a home in California?](https://realestateworks.com/journal/how-does-prop-19-affect-selling-or-inheriting-a-home) Ask an attorney or CPA to review your plan. One local timing item: if your parcel is in a mapped fire zone, the buyer may be owed defensible-space paperwork at sale, which can add a step to your schedule; the [net proceeds note](https://realestateworks.com/journal/how-much-will-i-net-if-i-sell-my-la-canada-flintridge-house) covers it.

## Why does the answer depend on your home?

The comfort of either plan rests on what your house will sell for:

- comparable sales near you, recently
- lot, slope and condition
- your loan balance
- the price of the replacement home

A home value review gives you an opinion of value for your address, based on recent nearby sales, so the sell-first and buy-first plans can be compared in dollars. It's a personal review of your address by Sidney Manzo, not an automated estimate. No obligation to list.

## Questions homeowners ask next

**Can I keep my property tax base if I buy before I sell?**

If you qualify under Prop 19, yes, as long as the replacement bought first is of equal or lesser value, according to the State Board of Equalization. Until the original sells and the transfer is approved, the new home is taxed at full value, and that period isn't refunded. The replacement must also be bought or newly built within two years of the sale of the original home.

**Is the Prop 19 claim handled by escrow?**

No. Per the Board of Equalization, you file the claim with the assessor in the county where the replacement home is located, after both transactions are complete. Per the BOE, the base year transfer is a separate claim, not an escrow item. Keep the closing documents for both homes together, and have an attorney or tax adviser review your plan if anything about your case is unusual.

**Who qualifies for a Prop 19 transfer?**

The State Board of Equalization says Prop 19 applies to an owner who is 55 or older, severely disabled, or whose home was lost to wildfire or another disaster. The original home must have been your principal residence when sold or within two years of buying the replacement, and owners 55 and older can use the transfer up to three times. Ask a tax adviser to confirm your case.

**Can fire-zone paperwork affect my timeline?**

It can. If your La Cañada Flintridge parcel is in a mapped fire zone, the buyer may be owed defensible-space paperwork at sale. Where an inspection with documentation is offered, it has to be recent, so schedule it with your listing date in mind rather than months ahead. Brush clearing or tree work beforehand can add time to your plan.

**Should I sell first or buy first?**

It depends on your equity, financing and timing. Selling first suits owners whose next purchase depends on this home's equity, while buying first suits owners whose lender will approve the new loan with the old one still open and who value one move. A home value review on your address gives you the sale number, so the two plans can be compared in dollars.
