# How much is my Pasadena home worth?

A Pasadena home is worth what a buyer is likely to pay for that specific property, most accurately estimated from recent sales of similar nearby homes adjusted for lot, size, condition and location. A citywide median or an online estimate is context, not your price.

General information, not legal or tax advice. Talk with a California attorney or CPA about your situation. Rules as of October 13, 2026; they change, so check the official sources listed below.

## Why is a citywide median not my price?

A citywide median is the middle of all residential sales in a period. It mixes condominiums, townhomes and houses across the whole city, so it describes the market, not one home. Your likely price comes from recent sales of homes similar to yours.

## What moves value in Pasadena?

Comparable sales of the same property type matter most: living area, lot size, bedrooms and baths, condition, updates and the specific street. Whether a lot can support an accessory dwelling unit depends on the City of Pasadena's current ADU rules and the specific lot, so check with the city rather than assume it.

The City of Pasadena says that, under Ordinance No. 7337 and Pasadena Municipal Code section 14.17, before the close of escrow for the sale of a single family house, condominium, townhouse or duplex the owner is responsible for obtaining a Presale Certificate of Completion or a Presale Certificate of Inspection. Unpermitted additions or garage conversions can affect what buyers and lenders accept, so gather permit records early and confirm the program's current requirements with the city.

## Why do online estimates miss?

Automated estimates cannot see the inside of a home, recent remodeling, unpermitted work, deferred maintenance or what makes one street different from the next. Treat them as a starting range, not a value.

## How do I get a property-specific review?

Share the address, recent updates and anything a buyer would notice. A review compares recent sales of the same property type nearby and adjusts for condition.

Sidney can review your home and prepare a pricing opinion from recent comparable sales.

## Questions homeowners ask next

**Is the Pasadena median home price what my home is worth?**

No. A citywide median is the middle of all residential sales in Pasadena over a period, and it mixes condominiums, townhomes and houses across very different neighborhoods. It describes the market, not your property. A property-specific review compares recent sales of homes like yours, adjusted for lot, size, condition and location.

**Does an ADU add value in Pasadena?**

It can, when the unit is permitted and comparable sales show buyers paying for it. Whether a particular lot can support a new unit depends on current City of Pasadena rules, setbacks and utilities, so confirm with the city before counting on it in your price. An unpermitted unit may be valued very differently by buyers and lenders.

**Are online estimates accurate for Pasadena homes?**

Automated estimates are built from public records and past sales. They are a reasonable first look, but they cannot see the inside of a Pasadena home, recent remodeling, unpermitted work, deferred maintenance, or what makes one street different from the next. Treat an online number as a starting range, not a value, and compare it with recent sales of homes like yours.

**Is a home review the same as an appraisal?**

No. A home review is a pricing opinion based on recent comparable sales and the home's condition, prepared to help you decide whether, when and how to sell. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender during a purchase or refinance. Neither one promises what a buyer will pay.

**What updates add the most value before selling?**

Usually the ones that remove buyer objections: repairs to leaks, roofs, electrical and other safety items, plus paint, cleaning and landscaping that show well in photos. Large remodels rarely return their full cost before a sale. The right list depends on the home and on what comparable homes offer, so price the options before spending money on them.

Yes, you can list a rented home, and the state's just-cause list for ending a tenancy in Civil Code section 1946.2 doesn't include a sale. You can sell with the tenant in place or end the tenancy only for a listed reason with any relocation owed, and Pasadena and unincorporated LA County add their own rules.
- [How do I sell an inherited house in California?](https://realestateworks.com/journal/how-do-i-sell-an-inherited-house-in-california)
Selling an inherited California house starts with who has authority to sign: a personal representative the probate court appoints (California Courts Self-Help Guide) or, for a home titled in a trust, the trustee, who administers it under the trust's terms (Probate Code sections 15200 and 16000). Then price the house from recent comparable sales, and ask your estate attorney and CPA about probate steps, taxes and Prop 19.
- [How does a probate home sale work in LA County?](https://realestateworks.com/journal/how-does-a-probate-home-sale-work-in-la-county)
In LA County, a probate house is sold either with full authority under the Independent Administration of Estates Act after a Notice of Proposed Action, or through court confirmation with overbids under the Probate Code. General information, not legal advice; your estate attorney confirms which path applies.
