# How do you sell a house in Mount Washington, Los Angeles?

Selling a house in Mount Washington starts with the lot: views, slope, stairs, street access and parking shape what buyers pay as much as the rooms do. Check your parcel on ZIMAS first, because Specific Plan, hillside, fire-hazard and historic designations vary by parcel and can affect a buyer's renovation, insurance and access questions. Then gather your records, price from the lot and the house together, and plan showings around fire-season parking rules.

## How do you prepare a Mount Washington house for sale, step by step?

Mount Washington rewards a seller who prepares the way a careful buyer will investigate. The hill's appeal (views, winding lanes, houses set into the slope) comes with questions about stairs, parking, retaining walls and planning limits. When those answers are already in your file, the conversation stays on the house.

Work from the land outward to the house, then to the price.

1. ### Look up the parcel on ZIMAS
Note the Specific Plan, hillside, fire-hazard and any historic designation for your address.
2. ### Check the City's Residential Property Report
LADBS requires City home sellers, with some exceptions, to give the buyer a Residential Property Report ($70.85 per report as of October 27, 2026); a report issued in the last six months can be reused, so check with LADBS before ordering.
3. ### Assemble the permit history
Match additions, decks and retaining walls to LADBS records.
4. ### Document brush clearance
Document brush clearance with dated photos and receipts if your parcel is in the fire zone.
5. ### Walk the approach as a buyer would
Street width, turnarounds, parking, stairs and Red Flag signs.
6. ### Stage for the view and the light
Clear windows, decks and paths so the outlook does the work.
7. ### Price from the lot as well as the house
Price from the lot as well as the house, then list with reports and bids ready on day one.

## Which listing-side fees apply in Mount Washington?

- 2.5% Essential
- 3% Full Service
- 3.5% Signature

Seller costs usually include commission, escrow and title fees, County and City transfer tax (plus ULA above the threshold), the RPR fee, any prep work, and any credits negotiated with the buyer. The amount or rate of real estate commissions is not fixed by law. They are set by each broker individually and may be negotiable between the seller and broker. Each plan is listing-side pay, set in your written listing agreement.

## What do buyers look for in a Mount Washington home?

The setting first, then the house. The Specific Plan's own findings name Mount Washington Drive and San Rafael Avenue as streets that "provide opportunities for scenic views," and many buyers come for those views. Expect questions about:

- **Views and outdoor space:** decks, terraces and how much of the lot is usable.
- **Stairs and entry:** how many steps from the street, and whether groceries and furniture can get in easily.
- **Street access and parking:** The Mount Washington/Glassell Park Specific Plan itself notes that many public hillside streets here "have narrow widths or do not meet present City design or dedication standards." A garage or off-street space can carry real weight here.
- **Slope and structure:** retaining walls, drainage and foundation records.
- **Inspections:** a pre-listing inspection lets buyers price known items instead of guessing.

## Which City maps should you check for your parcel?

Check them parcel by parcel on ZIMAS, because Specific Plan, hillside, fire-hazard and historic designations can differ from one lot to the next. When I queried the City's layers this week at three sample addresses on Museum Drive, San Rafael Avenue and Seaview Lane (ZIP code 90065 according to the Census Bureau's address geocoder), each returned the Specific Plan and fire-zone layers, but a sample says nothing about any other parcel. In the Very High Fire Hazard Severity Zone, LAFD requires owners to keep brush cleared year-round within 200 feet of structures.

**Decision point:** if your parcel is in the fire zone, gather clearance records and your current insurance declarations before listing. Buyers often ask about insurance early.

## How does the Mount Washington Specific Plan affect what buyers can build?

The Specific Plan can affect a buyer's renovation options, but the rules for any proposed project must be confirmed for the individual lot. These figures from the plan text are planning references, not a property-specific determination.

| Plan topic | What the plan text says (single-dwelling homes) |
| --- | --- |
| Floor area | 0.5:1 on lots under 5,000 sq ft, stepping down by formula to 0.27:1 on lots of 20,000 sq ft or more |
| Height | 45 feet maximum, with lower limits within 12 feet of the front lot line |
| Small additions | Cumulative additions of 200 sq ft or less since Aug 4, 1992, within the height limits, may qualify for an exception |
| Interior work | Interior remodeling that adds no floor area is not subject to the plan's one-family standards; other permits may apply |
| Trees | Removing a Native or Significant Tree needs a Project Permit or another City process |

City Planning notes that pre-application filing consultations for the plan "are booked months in advance," which is worth telling a buyer who plans an addition.

## How should you price a hillside home in Mount Washington?

From the lot and the house together. I weigh recent sales on the hill, usable flat area, view, the approach road, stairs, parking, condition, and what the plan's floor-area limit allows for that lot size. Sales in nearby Highland Park and Glassell Park add context only when the lot, access and outlook really compare. My home review is my own broker opinion of price, not an appraisal.

## When should you list a Mount Washington house?

When the file is ready and the house shows well. Brush clearance, permit records and the City report take the longest, so start them first. On declared Red Flag days, parking is prohibited on posted fire-zone streets and vehicles can be towed. The City's map includes Mount Washington streets such as Sea View Lane, San Andreas Avenue and Nob Hill Drive, so check lafd.org/redflag the day before.

## How do transit and the street pattern shape buyer interest?

Southwest Museum Station on the Metro A Line sits at the base of the slope (Metro GTFS stop 80413, with access from Figueroa and Marmion Way). Upslope, buyers trade rail proximity for privacy and outlook on winding streets. A listing should speak accurately to both.

## Is your Mount Washington home in a historic district?

Check your own parcel on ZIMAS rather than relying on nearby addresses. Historic designations vary by parcel; the Southwest Museum, for example, is Historic-Cultural Monument No. 283. If your parcel is in an HPOZ, exterior work follows that district's preservation plan; see the [Highland Park sell-as-is guide](https://realestateworks.com/cities/highland-park/sell-as-is).

## What does it cost to sell a house in Mount Washington?

Transfer taxes are the line most sellers underestimate at higher prices.

| Tax (LA County Registrar-Recorder and LA Finance, as of October 27, 2026) | Rate |
| --- | --- |
| County documentary transfer tax | $1.10 per $1,000 |
| City of Los Angeles base tax | $2.25 per $500 (0.45%) |
| Measure ULA, closings after June 30, 2026 | 4% above $5,400,000 and under $10,900,000; 5.5% at $10,900,000 or more, on the full price |

The ULA thresholds are adjusted each year. Your escrow officer or a tax professional confirms exemptions and the exact amount; escrow, title, repairs, buyer credits and commission vary by sale.

**What's official and what's mine.** The rules, fees and tax rates above come from the City and County sources listed below. The home review, pricing advice and marketing are my own services as a licensed agent, not official figures or standard market rates.

## Mount Washington selling questions

**How long does it take to sell a house in Mount Washington?**

It depends on price, condition and preparation. Brush clearance records, permit history and the City's Residential Property Report usually take longest, so having them ready before listing removes common delays.

**Is Mount Washington part of the City of Los Angeles?**

Yes. Mount Washington is a neighborhood of the City of Los Angeles, so City rules such as the Residential Property Report and City transfer tax generally apply. Confirm your own parcel on ZIMAS.

**What is the Mount Washington/Glassell Park Specific Plan?**

A City of Los Angeles planning overlay adopted by Ordinance No. 168,707, effective May 10, 1993. It sets floor-area, height, grading and tree standards for covered projects. Check ZIMAS to confirm whether your parcel is inside it.

**Is my Mount Washington home in a fire zone?**

Possibly. Fire-hazard zones are mapped parcel by parcel, so look up your address on ZIMAS, confirm with LAFD, and disclose what the official map shows.

**Do I need to fix up my Mount Washington house before selling?**

Not necessarily. Clearing brush, cleaning, light staging and documenting known issues often matter more than a remodel. Larger repairs depend on cost, timing and what buyers in your price range expect.

**How much is transfer tax when selling a house in Mount Washington?**

As of October 27, 2026, County tax is $1.10 per $1,000 and City tax is $2.25 per $500. For closings after June 30, 2026, Measure ULA adds 4% on the full price above $5,400,000 and under $10,900,000, or 5.5% at $10,900,000 or more. Escrow confirms the exact figure.

**Which Metro station is near Mount Washington?**

Southwest Museum Station on the Metro A Line, at the foot of the hill near Marmion Way and Figueroa Street (Metro GTFS stop 80413).

**Is your Mount Washington home review an appraisal?**

No. It is my own broker opinion of price based on comparable sales and your lot's specifics, including access, view and planning limits. A lender or court may require a licensed appraiser.
